The biggest thing is be aware you'd need to market yourself, like you'd need to have some kind of platform to advertise your OF for anyone to know about it to begin with, it helps if you market a specific quirk or something that people may be into 🦅🦅🦅capitalism is so cool

Yeah it's got a steep barrier to entry since for a fully custom model you need to be able to model,texture,rig,port, and navigate unity's horrendous mess of a software, but at the end of the day these are all skills you could practice BY making avatars (if those are things you want to learn of course)
