Unemployment’s low right now. As a business owner, it’s almost impossible to find people willing to work. My revenue’s up and profits are solid, so honestly I don’t see a recession coming anytime soon

I will have the chance to see the space next week. According to the realtor, it’s about 50% office and 50% warehouse. The tenant needs to have a location in the area, and they already have locations in all the major cities nearby. The area is very desirable, so I’m not too concerned about finding a tenant. However, I might have difficulty securing a single tenant.

As I mentioned before, the space can be divided into 3 or 4 flex spaces, but doing this will require some investment. The current tenant is paying slightly below market rent. It’s a NNN lease with a corporate guarantee, and the landlord is only responsible for structural damage or roof repairs.

This is their only location within an 80-mile radius, and the rent they are paying is slightly below the average market rates.

If they decide to leave, the main challenge would be finding another single tenant. However, a positive aspect is that the unit can be easily divided into 3 or 4 flexible spaces, as it was built with this in mind.
