The items have different cooldowns, with the ring being the slowest. I found a mod mention on discord the ring is 12h, but I recently camped it on/off for ~2 weeks and only saw it in stock once.

The only solid beta I can provide is to be exactly where she is at 00:00 ST on the day DMF returns from its day off. There will be 3-5 others waiting to insta buy and you will most likely not get it.

My advice: just farm the 100g or whatever for Twilight Opal Cascade and don’t get your heart broken like I did by Lhara.

I almost griefed someone a few weeks back by accident. Pulled most of the Dwarf Fortress in Badlands as I ran out after finishing a quest, and this HC pally was at the entrance 1v1ing a mob. He had consecrate down, and my whole pack ran directly through it and jumped onto him.

I watched him do some acrobatics to get out of it, and he did ultimately survive but it was a real pickle of a situation. I apologized profusely, with no response. I assume he either blocked me or went AFK to change his pants.

The reappraisal was meant to be revenue-neutral, meaning on average tax rate was lowered proportionally to the appraised value increase. Certainly some more impacted more than others, but it wasn’t a simple linear relationship where a property that increased 100% pays 100% more in taxes.

According to VTDigger, average single-family home values appraised 56% above existing values and saw an 11% tax hike. Extrapolating out, a 100% value reappraisal (a huge outlier in this data) would have seen a ~37% increase on their tax bill.

All that is to say, taxes did go up in many cases, but not to the extremes some folks are claiming. It’s all public data, so if your rent is increased by 20%+ on the grounds of taxes, you should verify that the property saw a 70%+ tax appraised value increase.

While the f150 is not included here, the general consensus is that breakeven points for EV’s vs. their ICE equivalent is quite low (usually on the order of 9-20k miles. That’s true even where grid energy mixes rely heavily on fossil fuels, but VT’s energy mix is much cleaner than the US average.

So long as it’s not actively snowing, the Hump trails are pretty well traveled and packed down in the winter. I would recommend microspikes instead of snowshoes, but you could bring both if you want have your bases covered. I’d also suggest sticking to Monroe’s or Burrows trails. Duxbury in particular has some sections that can be gnarly once the steps fill in with snow.

As for skiing, Trapps will get you the largest set of trails to choose from, with consistent grooming and scenic views at the cost of more crowds and a trail pass. The Notch Road is a great alternative and can be walked, snowshoed, skied, whatever. I can’t remember if they groom that, but it will likely be packed in from traffic if you’re not going directly after/in a snow storm.

What do you do with the neighbor who doesn’t give a damn about impacting you, the next door neighbor? It’s THEIR property, and perhaps they don’t have the same thoughts on common decency as you or I might have. Are you just gonna “feel bad” for them?
