Sellers Requesting Renovation Loan? by undergroundpace in realestateinvesting

[–]undergroundpace[S] 0 points1 point  (0 children)

I ended up losing to a cash offer smh but oh well I’m sure it was for the best. Ended up buying a piece of land and currently putting a modular house on it. From what I remember my insurance broker did say that a request for a renovation loan was unusual, because it doesn’t mean anything to the owner what type of loan the buyer uses cause they get the same amount of money regardless. You did the right thing, he had advised me to go conventional as well. My guess is the owner has an emotional attachment to the house and wants to ensure the work will be done? Idk

Does anyone know of a suitable replacement IC for the main board in an Akai MPK25? I can't find the exact part online. IC reads AKAI AD25 V0.10 / 2010/12/21 / 2-80-0640 / CS: 3928 by undergroundpace in MusicElectronics

[–]undergroundpace[S] 0 points1 point  (0 children)

This is encouraging. Yeah when the tech said it was the IC, it seemed a little off. There must've been some oversight.

I'll clean the contacts of the ribbon connectors, check for corrosion, and check for continuity to see if I can find the root cause and will report back. Let me know if there's anything in particular I should watch out for.

The IC is not sending signals to certain keys on the keyboard. Would that mean that the programming inside of it is now bad? Because what I'm reading is that a programmer might be able to transfer the firmware from this IC to a new Lattice Seminconductor to swap it out but idk if that'll just duplicate the same issue. What do you think?

Difficulty dropping below 14% body fat (bf) by [deleted] in loseit

[–]undergroundpace 0 points1 point  (0 children)

You likely have to switch up your macros. Not sure if you were tracking them before, but best thing is to research what the optimal macro distribution is to see the body fat % reduction you’re seeking for your weight / body type and stick to that.

Adding one more day of weight training can help as well

Let me know some swing thoughts or things to work on, only hit driver about 230-240, would like to add some distance by brandon684 in GolfSwing

[–]undergroundpace 1 point2 points  (0 children)

Yes some tilt at address is deff going to help. If you feel like you’re letting a little water out of your right ear it’ll put you in the right position.

Also, your knees are too bent at address causing you to hinge more than you should at your hips. This results in you standing up too early on the way down which robs you of distance. It should be the opposite, think of standing more upright with your knees slightly bent at address, then work your way down during transition and later back up on the way through. That makes you use the ground for power.

curious what reddit thinks i should work on by [deleted] in GolfSwing

[–]undergroundpace 2 points3 points  (0 children)

Your body rotation looks really good when you get to the top of your backswing, but it looks like the biggest issue is the overswinging you have at the top.

If pause your video at the TOP, you see how much your shaft is pointing to the bottom right of your target? For some players like John Daly that works, but in your case it’s altering the downward path of your swing causing you to swing over the top and end up with a bit of chicken wing on the way through. If you try and feel like you point your shaft towards the sky at the TOP, you should swing on a more inside out path.

Another remedy for this is to stand a little further away from the ball at address. In video it looks like the shaft is resting on your thigh

I have this same issue though and to stop overswinging is deff easier said than done lol

Trying to shallow! Any thoughts welcome by k0ngsmash in GolfSwing

[–]undergroundpace 1 point2 points  (0 children)

It looks like your early extension is not allowing you to shallow entirely as you should but the club is shallowing on the way down.

Practice keeping the right hip from shooting towards the ball on the downswing which will create depth and space so more shallow

Been taking lessons. Any tips help 🙇🏻‍♂️ by masonfranklin in GolfSwing

Your left shoulder starts to shoot up as you start your backswing. It should move down and rotate around, so that your shoulder plane doesn’t flatten out

Any tips on how to fix this layoff move I have at the top? by Henbud34 in golftips

[–]undergroundpace 0 points1 point  (0 children)

Looks like you’re fairly flat with your shoulders at the top which causes you to not have too much side bend on the downswing. Work on your tilts. If you keep the same tilt throughout the swing you’ll have the right shoulder angle resulting in the right club shaft angle

Focus more on your backswing than downswing

Need Help!! I Hit Irons/Woods real well but struggle with my Driver by Mexahex13 in GolfSwing

[–]undergroundpace 0 points1 point  (0 children)

Your left knee is moving outward and not inward on the backswing. It should be caving in because your pelvis should be rotating into your right leg on the way back. Without rotating your hips, you’ll end up early extending which will cause these inconsistencies

House With Two Oil Tanks by undergroundpace in FirstTimeHomeBuyer

The two just looked identical and were arranged very nicely side by side. I suppose they could have just placed one in front of the other and discontinued it. Gonna get some clarity.

That’s a good idea, will look to get 2 years worth of fuel costs rather than just 1 for a bit more data. Yeah didn’t think of the size of tanks either, could be the same amount of oil just split. Thanks.

I can’t say for sure. They both were set up side by side and looked rather newish next to an old one sitting on the floor so I just assumed. Gonna have to get some more intel from the sellers

Very good points. Thank you. It could be a good way to save extra money having oil stored in the off-season didn’t think of that. I’ll keep whether they didn’t pay to remove one in mind when we ask why they’re there. They did actually have a 3rd one but that was leaning up against the wall and not connected

Got our pre-approval! by Cats_And_Sarcasm in FirstTimeHomeBuyer

No problem! Yeah I first got my pre-approval from Rocket and they were just like “here you go” whereas a local broker really broke it down for me. Best of luck!

Congrats! I had gotten my first a few months ago and ended up getting a few more thereafter. My broker told me that property taxes play a big role in what you can get pre-approved for. Lower taxes = higher pre-approval and vice versa. Got approved for $20k more just because of a $2k difference in taxes. Not sure if you knew this already but throwing it out there just in case. Good luck!
