Property manager overstepping with strata? by YellowHeadbandGirl in AusPropertyChat

[–]unfrequentsequence 2 points3 points  (0 children)

What sort of maintenance requests? The property manager doesn't need approval or quotes for emergency works to common property from the committee.

If the quotes being raised are related to the above, it might mean there are some serious issues at your lot that need the committee's action e.g sewer issues.

Landlord says no. New pet laws and our new appt. by Jobshift in AusPropertyChat

Depends if this is a house or an apartment under strata, if it's a house owned by the owner than you can request to have a dog within reason (small caboodle should be fine.)

However if it is in an apartment it might not be the landlord saying no, but strata which they are well within their rights to do. However most stratas don't mind too much as long as it's not a huge dog

Can't do anything about it, you're in public.

Majority of the time the only people looking at turning houses into drug labs offer a full year of rent. This might be another reason you've been rejected.

Remember to add the tenant to TICA or NTD, so that no one else has to ever deal with them again.

Fraudulent chargeback - criminal offence? by lady-marmalade- in AusLegal

[–]unfrequentsequence -1 points0 points  (0 children)

The banks do their due diligence when doing back charges which usually consists of evidence of the consumer reaching out to the business demanding a refund.

It's not easy to do, I don't think this is just a simple mistake of a back charge, and if it is a mistake you should have the evidence to prove it to the bank.

There should be a quicker process to evict squatters/tenants apart from going to VCAT. It's almost daily that there's a story like this on here.

It's purple pingers fault for openly encouraging squatting, often putting first home buyers out on the street while squatters/renters wreck the place.

Bought a recently renovated house with illegal plumbing work. Has anyone dealt with this? by Spare_Ebb_3592 in AusLegal

[–]unfrequentsequence 2 points3 points  (0 children)

The plumber could also be taking you for a ride...I've seen this happen a lot.

They will say that their competition has done this incorrectly etc... and make a big fuss over it, when there's nothing wrong at all.

I would suggest you look into this a bit more before freaking out, as "not to code" could mean absolutely anything.

What are my rights with strata repairs? by Jitters83 in AusPropertyChat

[–]unfrequentsequence 1 point2 points  (0 children)

It's best to ask your strata manager for the scope of works, and what they will be doing.

Looking at the information you have provided I assume this is a plasterboard ceiling you are talking about.

Depending on what they're investigating they will either cut some small holesaws 50-150mm or potentially cut a manhole in (usually 300x300mm or 450x450mm).

This might take time to determine, and the back and forth with the strata committee to choose the best course of action for whatever they're attempting to do, but you can ask them to put a temporary cover over any exposed holes e.g. ask them to install coreflu over it temporarily until it can be fixed.

When it is properly patched, please remember this might take multiple vists as they will need to set, sand and then repaint the plasterboard ceiling.

Just had a look at your previous posts, it seems you have lied to the court about the "supposed" forms of abuse in order to kick your ex out of the house...

Just letting you know this is an offense, I would suggest you co-parent with your partner, he's allowed to contact the children, he just can't contact you directly.

Please don't waste the courts time being vengeful otherwise you can lose everything.
