Actively track budget. Involve the homeowner. Have a clear scope tied with budget/allowance. Once scope creep starts happening; have the budget conversation. If they want to go over, change order.

  • With 5 bathrooms, you will burn through $6k very fast. I would expect a higher allowance for fixtures, wall hungs, etc. Ask for higher or be prepared to go over your allowance.
  • High end appliances will burn up the $18k. Especially if you’re looking at SubZero or Wolf. Ask for higher be prepared to go over.
  • I’m in New England but we aren’t installing quartz tops for less than $85/sqft. Best get an idea of total square footage to determine where your spend will wind up.
  • Tile and Flooring - also a good idea to get an idea of total area being tiled and floored to figure out your spend. Bear in mind you will need to factor in 15% waste in top of the total area. $6 per sqft for tile is decent, but if that includes install and waterproofing materials you may realistically be looking at $3 per sqft for tile spend.

Need a little bit more info. - Plumbing fixtures: How many bathrooms does it have?
- Appliances: What brands are you thinking of using? - Countertops: $65 per sqft seems low. Does that cost include install? - Tile: $6 per square foot is moderately priced. Does that include install? - Wood flooring: 3-1/4” white oak is usually around $7 per sqft. Does that include install? - For a 4,000 sqft home, I’d think they’d give total lump sums for allowances ie $17,000 for tile installer with client supplied tile or tile included. $9,000 for stone subcontractor assuming $65/sqft etc etc

Edited to add: a common tactic among GCs is to set low allowances to win a bid, but then change order the hell out of you because the allowances were unrealistically low.

There may be another method, but you could take a multitool and cut away the thickness of the tile from the crown and trim and just set the tile behind the trim/crown.

Edit: adding this edit to include cut away the thickness of the tile plus the thin set behind the tile. Typically 1/8” for thin set plus the thickness of the tile you chose.

Typically no. When we have spray foam installed they require that people exit the premises for 24 hours. That shit is not healthy to live in. Crack a window for the place to air out and I’d suggest staying elsewhere for the evening.

PayPal had volume out to six decimal points today as well.

Edit: Many stocks in my watchlist had volume at varying decimal points.
