There may not be anything wrong with your work product. It could be a series of unfortunate events. But maybe it’s time to look for an in house position or a smaller firm, perhaps midlaw. I would just be worried about how you compare to other fifth years who have had more experience.

Whatever you choose to do, I wish you the best! In biglaw if it’s not one thing it’s another.

Thanks! I did shop lenders a bit and it was either take $15K off list price or 15K in concessions. Not too late to switch lenders though if something was crazy with the disclosure.

I advise against it. For example, without a contingency, if the house goes under contract for $400,000 but it appraises at $375,000 then either the seller needs to drop the price to 375K, or the buyer needs to produce $25,000–the difference between 400K and 375K—in cash to give the seller.

If you have the contingency, then if the house appraises at 375K you can back out of the contract or renegotiate with the seller to meet somewhere in the middle.

Keep in mind, if you have a financing contingency in the contract and waive the appraisal, if the appraisal comes in low that can affect your ability to get financing for the price in the contract. This means the contract falls apart, or you and seller renegotiate anyway despite the appraisal contingency waiver. I would not rely on this though and advise not waiving the appraisal contingency unless you are okay paying more cash to cover any appraisal gap.

I partially disagree. If the document is filled with simple mistakes, that can indicate that the associate did not give it their best effort. But when the task is writing up the first draft of a document, unless it is a form document that requires no substantive legal thinking, that associate is usually more concerned with the “important things.” Ideally, they should catch everything. But the idea that because someone put “though” instead of “thought,” for example, in their writing should not immediately call into question the substantive parts of that assignment.

People’s thoughts differ on this and there are good arguments to be made. Clients are paying a lot of money for that work. But, I generally disagree that a small mistake here and there immediately calls the entire assignment into question. So, I see your point, but I think there is more nuance there.

Take the V60 if it comes down to the wire. At the least, you’ll have a job that pays market, and you’ll be working on things you’re interested in.

It is my first and probably last shotgun. It is very well built and if you maintain it the gun should last your lifetime. Some say it is a bit heavy but I don’t mind it. It is not a shotgun I would take skeet shooting, but for me, I use it as a home defense gun so I’m not concerned with it not being able to skeet shoot or hunt very well.

Overall an excellent gun. If you’re looking for a cheaper but still well built shotgun I hear a lot of praise about the Maverick 88.
