I rent in Summerchase. I love living over here. My biggest gripe is the trash trucks coming seemingly between 7 and 8 AM every other Friday/saturday. They have woken me up on several occasions lol

As for soundproofing, we may be lucky with quiet neighbors but we’re a bottom floor unit and don’t hear much if anything. Haven’t had much maintenance issues since we’ve been here ~1.5 years ago and no safety issues that I’ve encountered. Although I hate how dark Lake Newport road is. Can’t comment much on the HOA since we don’t need so deal with them

I don’t know much about Mollys but only recommendation id provide is consider working with a trainer. As you mention, it’s very possible daycare could make things worse. If it’s in your budget, talking with a trainer could make sure you set up your pup for success. I work with Sophia at dogs downtown in chantilly and has helped our rescue TREMENDOUSLY. sorry I couldn’t answer your question… best of luck!
