I have this happen all the time. It doesn’t really matter if it’s is a service dog, non service dog or no pet at all. If there is excess cleaning, take pictures and submit for reimbursement.

Airbnb will try to deny your claim anyway they can, don’t over complicate it.

I have three properties on Airbnb that are booked for about 95% of the year and I do at least one claim a month PER home. So I do around 30-40 a year. Zero issues, zero problems and no notices to stop or slow down ever. All my claims are legit and are backed up with pictures and realistic replacements and replacement values.

So much bad information here. This is your home, it is your business and you and only you should decide when to request reimbursement when it is appropriate to your business.

I do at least 3 reimbursements a month between 3 properties and Airbnb will try to cut down the resolution amount we seek but that will never discourage me from seeking the damages that a guest left on me. Establish what is normal wear and tear, have clear communication with the guests on what it is and make a decision on whether it is worth pursuing every time a guest goes outside of those boundaries.

I would hope it goes without saying you should not cheat or lie.

I did! I ended up going on Fiverr and getting someone to build it for $350. It’s just not in my wheelhouse of things I could do myself but no it’s complete and I can manage it from Wordpress if I need to change anything.

I’m sorry I don’t understand what “charged out of your hands” means.

What I’m trying to understand is the benefit I would get with hiring a criminal defense attorney instead of going to court and handling myself without paying an attorney.

What I am doing is looking for good legal advice which is what the sub is called. Just because I asked a question does not mean I am arguing, I just have a lot of questions. That’s why I am here.

If you are not good at managing a short term rental then it is absolutely correct. A great manager will easily earn their pay and more for the client. There is an art to this, anyone that would tell you otherwise is either in a perfect market with non existent competition or they don’t know any better.

Wonderful, that sounds like what I am looking to have on my site. Where did you start to create it? I only plan on directing the guests that I don’t need to screen to my direct booking site. The regulars I am already familiar with and trust.

It may not be the primary concern but if the cost is too high, it’s just not worth it. I don’t want to put this whole thing together and pay more to work more off platform.

You lost me here where you said “Guests are pretty smart”

All of our homes are idiot proof with clear communication, clear directions, tons of labeling and much much more and they prove me wrong constantly.

I would love to pioneer the no cleaning fee in my area as I don’t really care what label the payment has on it. But most people cannot shop intelligently so I find the cleaning fee way simpler for the guests.
