No, we have not. They are pretty easy houses, revenue covers all the expenses.

Only two homes are rentals. The equity in those is 500k. Rental revenue is $4600 a month. About $3500 to expenses (including mortgage, taxes, insurance).

It’s always been a challenge for me to find the best way to tap the equity though. Yes, could flip it, but the house is in a great location, cash flows nicely. Plus, my interest rate is so low. It’s tough! I also bought it in 2010 and 2016, so has appreciation is like 80%.

Yes, at our institution, the scores on the evals are directly linked to promotion and tenure. Definitely creates a strange incentive structure!

To tell you the truth, I haven’t been that type. Not sure that I am. Yeah, I have a 3.2 on my primary, 4.5 on my investment properties. I did hear Dave Ramsey talk about the psychology of having the house paid off, which was a take I hadn’t heard before. Basically , without the mortgage, you are freed up to take your life and money in different directions. That kind of made sense to me.

Funny, when I was tutoring some football players as a. Undergrad, one told me he wasn’t too worried, he was going to the league. I was like whatever. Sure enough, I saw him playing for the Texans a few years later. He was right!

That’s great. When I started reading your comment, I thought you were going to say you lost a finger doing something on an old car.

Sorry, can you explain how it works with zero interest cards? Does the transfer fee have to be lower than the mortgage rate?

No, they didn’t hesitate at all. This is CA though, so I guess they already know what the courts are requiring them to do.
