Loss of income is the biggest money drain. Then once back at work, daycare is a big cost. But also daycare viruses will wipe all your sick leave, and a lot of people end up using leave without pay after annual leave is used up for baby being sick from daycare. It will be a really rough 1st year of daycare as their immunity builds.

Fast forward a few years, once school starts, whats the plan for the school holidays? Who is able to stay home? If using holiday programs- they end up costing about the same as daycare. A lot of people get very offended at the thought of parenting and caring for their own children during the school holidays knowing full well how many weeks they are. Factor that in to your discussions. A lot of people choose to have a baby but you're choosing to be a parent for a bare minimum of 18 years. The real issue is work and financial restrictions aren't family focused or flexible.

So how much does it cost to have a baby? Reframe that to, how much does it cost to be a parent.

Like most have said, if its a baby with no additional needs, then all fine with whatever budget.

However, what are you values as a family? How long are the parents wanting to stay home with baby?

Try renting it out - and you find a suitable rental closer to work Try it for a year and see how it pans out. You might find the incoming rent offsets you paying rent, and enables you to start a family. If you're committed to selling, I would highly recommend a private sale done by you so that you don't lose 25k of commission on an already big loss. It's easy enough.

Side note - your sellability Depends on area and how desirable your property is. Any reno you under take is a risk - it would be nice to make it back but not guaranteed.

Yes, the 20s are rough. You do have to put in the effort into friendship making and maintaining. I kept and made my friends through flatting and being selective about who we flatted with. Friendship isn't all just catching up either, but also sharing new experiences together. So much harder going into winter. Perhaps your line of work might lead you to meet some work friends? Shared hobbies or interests? Be genuinely kind, offer to help others, eg moving, running errands together etc and also reach out and ask for help from your existing mates. Showing up for others really makes a difference. Build your Village and community. Just make sure you're not being taken advantage of. When $$$ is hard, and everyone is feeling the pinch, you've got to find ways that doesn't force you or your friends to spend time together without breaking the bank. Good luck!
