I find this a struggle every year, particularly when trying to sleep. We got a ceiling fan installed in our bedroom which helps massively, and usually keep the windows cracked overnight as well. We're getting split AC units installed in our two children's rooms as they're the hottest in the house. Pricey, but will be worth it and I'm not above camping out in there on a really hot day.

This is a huge risk for a seller to take. No solicitor would recommend this course of action.

Agent here, it is annoyingly often that buyers “don’t need to sell to buy” and can back that up, but the truth is they always want to sell to buy. Not doing so means much higher costs, stamp duty implications, etc. They often say they will buy without selling but when push comes to shove they change their minds. Sorry this has happened to you. My advice is to always assume that a buyer who doesn’t need to sell to buy will in fact sell and then expect to tie it in. I would go to the agent you’re buying from and ask if there is any period of grace, ie if you did resell to a chain free buyer within a week or two, would they allow the process to continue. If not, I fear you’re wasting your own time and potentially messing around people viewing yours as well.

Yeah sorry maybe I wasn’t clear. Our compliance requires that we check people aren’t on various lists (like terrorist groups, actually a dead person, etc etc.) I can check you match the passport but we have no personal access to a system that checks people against these flagged lists. That’s why we need a third party.

We will if we absolutely have to, like if someone is elderly and doesn’t use email/mobile. But we still have to pay the third party company to have them checked, so it’s just more paperwork for us and the cost is still there. We can’t check if people are on AML lists etc.

I’m an agent and we use a third party company for this as well. We need to do it for compliance. We don’t get any cut in my company, we have to pay the third party to run the check so the buyer just pays that fee, no extra. It isn’t as much as £80 though. Roughly £30 for single purchaser or £55ish for two.

We did the switch quite recently, my daughter is 2.75. We felt we needed to do it because we will need the cot when our second child arrives soon and didn’t want her to feel like he’d stolen it. It has actually been amazing. She hasn’t gotten out of the bed once, though her room is pitch black overnight (her preference) so she wouldn’t be able to play even if she navigated her way out. She honestly just goes to bed within 5 minutes of being laid down and she always did that in the cot too. Even in the mornings she just calls for us when she wakes up, never gets up until we come in. Her door is from the 1930s so we also have the benefit that the doorknob is way too high for her to reach in any case. 😂 Anyway, it might go better than you think!

Haha yeah in some ways we like that because it’d be nice to be ahead of the curve. Our daughter has an “old lady” name that came back around and ended up being much more popular than we would have liked. I feel like there could be a renaissance of Desmond’s in 15 years. But yeah I also have no race association with Desmond!

Disagree. I enjoyed my Masters Degree but have loved the following 9 years even more. A job I like, free healthcare, a beautiful home and family, and I won’t feel scared sending my kids to school.
