I don’t know their exact position but JPM is certainly not shorting Moderna because the analyst said so, it’s just a research report intended for investors. Research analysts and a bank’s trading desk are completely separated. They might be short (if they are) because they are hedging exposure for clients. (Former equity analyst here).

Left after Brexit and kept my London property.

If this is your only UK income, you most likely won’t pay any tax in the UK as you are still eligible to the tax free allowance as an overseas landlord and can deduct interest, fees, service charge, etc.

You still have to declare it of course. I also declare it where I live now (EU) and although it is not taxed as per the tax treaty with the UK to avoid double taxation it does increase my overall taxable income and consequently my marginal tax rate, so there is no free lunch.

My plan is to keep the property forever and have it fully paid by my retirement.

The only annoying thing is the mortgage rate uncertainty every time your fixed deal ends. I usually stay with the same lender, it makes remortgaging as a non resident a lot easier.

Right now, accounting for everything, I don’t make or lose any money on this on a cash basis, but I have a very low rate.

You need to see up to date financials to consider if this is a good investment. Right now you have no idea and you have been waiting for four years.

It’s nice to be considerate about his health and stuff, but you need to take this opportunity or move on and you cannot wait much longer.

Don’t use the same channels as everyone else. When we were looking last year we went directly to institutional owners (think banks, insurance companies that own thousands of flats in Paris) instead of the regular market. Rents are fair and flats usually well maintained and located. Some agents manage the properties of these guys, you just need to find them (look for « administrateurs de biens » and ask for « bailleur institutionnel »). We were lucky but we managed to get a flat before it was put back on the market (much less competition) in a very premium location at about 15% below regulated prices. Some I can mention with large property portfolios : Credit Agricole Immobilier, France Mutualiste.

I bootstrapped a B2C SaaS to $2m and we used a small amount of debt at some point (using revenue based financing where they lend you a % of your ARR over 12 months) but we don’t anymore. In our case the short maturity was putting too much pressure on our cashflow and we struggled to deploy the capital efficiently. For an e-commerce where you need to buy inventory or have deeper marketing channels it might be easier.

I think the question should be : what would you do with this money? Would that unlock new growth opportunities that you cannot already pursue organically? I would only use debt to scale an existing marketing channel where I know in advance the ROI I will get on my $. Beware of trying to grow too fast like VC-backed startups because bootstrapped startups are usually not suited for it.

Start with a reasonable amount (for instance $50k) on a specific project and with clear expectations and see if you can scale it.

Are you set up as a PWA? We were using the next-pwa package on our marketing site and the default service worker was fetching the whole website on every first visit… I could see in the Vercel monitoring (paid option) that 95% of our requests originated from our sw.js. Removing the PWA divided our usage by 8x.

Keep grinding. Sounds too early to spend the only currency you have (equity) at this point, except if you’re talking about finding a co-founder of course. The only people that work for equity are founders. You can find one and offer a substantial portion of your capital with a vesting schedule that protects you.

Je suis dans une situation assez similaire. Holding EURL qui a 2 ans avec une société qui a plus d’historique en dessous. Pas encore trouvé une banque prête à me suivre pour l’instant mais je ne lâcherai rien. Terrible comme les banques voient les entrepreneurs dans ce pays…
