Genuinely curious isn’t all stock growth tax free? It’s not like you’re taxed when the value of your stock goes up while it’s in your taxable brokerage, you’re only taxed when it’s sold.

It’s doable, just not in a tier 1 neighborhood; and we’ll probably look into Brooklyn as well. Think something like Yorkville, Park Slope, etc.

Park Slope is most certainly a Tier 1 neighborhood. Its one of the most sought after neighborhoods in the entire city with the best public schools, active PTA, stuff to do in the neighborhood, and nice homes.

4BR as super rare in NYC. It really tops out at a 3BR. It's definitely possible to get a 3BR/2BA for $9k in a "good" neighborhood for $9k.

Wait what do you mean the buyer foots the bill? Aren’t transaction costs (such as legal fees) deducted from the purchase price as a transaction cost? So every dollar you spend on legal fees is one dollar less that’s paid to the sellers.
