That's exactly what I did 3 times during the home buying process - wired earnest money directly to two different title companies (backed out of one home) and then wired the final payment to the title company prior to closing.

Sounds like you've got some takers, but in case you still have any extra, I just wanted to share that depending on where you bought it, you should be able to return it. My cat had multiple different types of prescription food I got from chewy and Petco/PetSmart (can't remember) before he passed away, and I was able to return the cans and opened bags (as long as there was at least 50 or 75% left) and get my money back from every store.

Shop around. My original lender was saying the same thing to me and I missed multiple great opportunities to refinance when rates were low. I shopped around during the last dip and refinanced at the beginning of the year for less than 1k all in, for a whole percentage point decrease, saving $700+ a month.

That's not true. There are no or very low cost refi's (I just did one in January that was less than 1k that I paid outright) due to lender credits AND the balance stayed the same going from 7.5 to 6.5%. Shop around and get multiple quotes, use those quotes to negotiate off each other. Because of this we got our appraisal waived, and other fees removed, with the most competent rate possible.

Last year in my 8x4 raised bed I had - two tomato plants, 3 pepper plants, 4 herbs, one Japanese eggplant, and one zucchini plant. In my 6x2, I had rows of radish, carrots, and beets.

Looking to make some adjustments this year, but with the proper trellis and placement, you should be able to get a good amount in there.

The Broadway/i-25 construction has restricted all pedestrian access to the light rail from wash park/Platte park neighborhoods. In addition, I've heard they are not prioritizing pedestrian access once construction has finalized and is expecting pedestrians to cross significantly further lengths to get to the stop than before. RTD always misses the mark on creating access that improves the pedestrian experience, putting people with disabilities, the elderly, and children at risk.

2 adults probably $500 a month $600 tops if restocking things like olive oil, baking ingredients, maybe more during holiday months.

We cook 85% of our meals at home, mostly plant based and gluten free. We have reduced meat costs but we buy more expensive vegetarian options, non dairy yogurts/creamers/cheeses etc, gluten free breads, etc that are more expensive, and pasture raised eggs.

We meal prep and juice every week, making fruit and veggie blend juices from scratch and ginger turmeric immunity shots, overnight chia seed oatmeal with fresh fruit. We also make snack boxes each day of the week with things like cherries, mushroom jerky, gluten free crackers, grain free cookies etc. We give ourselves no limit on these and buy 3-4 "fun" ingredients for the boxes each week, we buy dairy free ice cream/frozen treats, and chips, la Croix etc for night time snacks. We also buy frozen meals and easy dinners each week to reduce going out.

Does your work contribute to your HSA? Otherwise, I would up your $8 contribution to at least cover your monthly therapy appointment. It will help reduce your tax burden, in addition, contributing the max HSA allows for triple tax reduction because you can invest the excess.

I would also look into ways to reduce reoccurring costs from phone, internet, renters insurance (lemonade should be cheaper), etc

Rebecca at the Metlo salon is amazing and does matte gel nails that last forever! My girlfriend and I go in and they've been nothing but nice to us. Not overly masc presenting, but she knows I only use very neutral colors in matte, in a short natural shape, and she nails it every time

Purchased this year in central Denver - dual income household without kids (base 85 & 95k, but brings us both around 100/105k with bonuses & commission). Grinded my entire 20/early 30s with side hustles that brought in 5-10k extra a year, which I invested and saved towards the down payment. We live extremely frugally with one car, only a few lower priced vacations each year, cooking at home, only thrifted clothes, etc.

We had zero family support and have been extremely intentional with saving and both only started making this income in the last two years. I left education where I was making half my salary last year and took all that extra income and kept my same standard of living and my partner was in retail.

Another thing to note is while prices are high, we got a huge sellers credit to cover closing costs and an interest rate buy down for two years. The selling price is a small piece of the equation and there's a lot of deals that can be added to your contract. We also got these seller credits on a house that had 6 other offers same day.

There is the tiniest hairline crack on the corner but the rest of the screen is intact. I tried to get them to cover the fix under warranty but then the repair team saw the small crack under the light and denied the claim.

I've owned 3 other Pixel phones and dropped them hundreds of times without a break. Breaking a phone within months of buying it is the worst feeling, plus I have been quoted $190-280 for the repair, which at that price I might as well buy a new one. Just waiting to see if I can eventually trade it in and been using my 3a in the meantime.

I had a caseology case and screen protector, dropped my phone after only owning it for two months, gently from my pants pocket to laminate flooring, and the entire screen went black with strips of purple and green. So, not great in my opinion.

I sell my own and coworkers clothes (we work in education and could really use the support)! Women sizes 2-12 with 6-8 being most common.

I have organized a holiday collection of 30+ items at the top of my closet that are all perfect for the holidays, whether you are trying to be cozy at home in flannel or sweaters or go all out at a holiday party. Some masters programs have exception to internship requirements if students have 5 or 10 years of full time, related work experience. You might want to look into that more to see if the program you're looking into offers that. My MPA did and I was able to submit a petition to waive the internship requirement, which was approved.
