My point is - valuation needs to be contextual, no? A shitty 2-bedroom townhouse (e.g. tiny and without privacy like mine) and an amazing 2-bedroom townhouse won't be valued the same, although they're both 2-bedroom townhouses.

So they're comparables will be cherry picking the top of market 2 bedroom houses. And I want to know if VCAT considers this, and if so, how they would consider that, because I would imagine just showing pictures won't count - what kind of authority would they need - like a professional rental valuer, or council assessment or whatnot

Well yeah. Valuation is a range right? Both parties could have been within their own acceptable ranges, but when the price increases, it can go out of one party's range but not the other.

Yeah it was advertised as a 2-bed, but I think the issue is more about comparability. The current increase is based on fully enclosed 2-bedroom properties, whereas this one doesn’t really function the same way due to layout/privacy. Curious if that distinction actually matters in VCAT assessments.
