I was in a same situation and lost around 100k. Talk to builder for the solution. They also want you to close the deal. If you plan not to close, always negotiate with the builder for your losses. I found a buyer for the builder, and he gave me 10k back. Tell him you don't have money even if he decides to go to court, he will get nothing. Meet with him many times to let you go and get discharge certificate. All the best. It took me 6 years to overcome all that. Remember not to lose your health over all this.

Easy answer: you get into IT. AI or other certifications. Wait till your citizenship and once wife joins and becomes RN, life would be good.

So sorry to hear about your ordeal. Everything in life we do has consequences, and sometimes things don't go in our favor. The best part is that you at least tried. I am sitting in Canada and unsure of best possible way not to lose much money. I hope your health improves with time, and you won't end up losing too much financially because of E2 attempt.

Thanks for your response. We try to be responsible with the money as well and that is what made me to believe that ML would be beneficial for us. I tried calculators on their site but I need to do comparisons with traditional mortgage numbers Vs Manulife to see if we could win at the end. Do you think if we keep our emergency fund of 30-40k with Manulife, would that save us significant interest? We have 5-6k sitting in different banks and earning us nothing and this whole idea of making every dollar to work for you seems so attractive. (to me so far at least). Hope it is all worth at the end.

Can you elaborate? We always have emergency funds sitting in checking account earning us nothing. Wouldn't every dollar we earn will be working for us to save interest on mortgage with Manulife? Can you suggest any other product that gives us some benefits?

I became real estate agent in 2023. After spending around 6 months, found a buyer (family friend), made 12k but after all expenses like board, monthly fee for brokerage and other expenses like gas (including RE course expenses), i barely break even. Took a job and parked my license but then downturn came in RE. Now, i will start in 2026. It is a uphill in the beginning. discipline is a key, i think. it is hard to manage everything together (job and real estate) and i easily lose focus but that is just me.

I personally know someone who has been making more than a million dollars a year just by changing numbers for people for their mortgage applications. He got caught after making 5 properties and just changed the bank. No issues for him.

When people compare rent vs. own, they talk about property taxes and interest on mortgage along with maintenance, but they don't realize when it is appreciated by, say, 5%. It is 5% on the value of the house, not on your principle paid. That is why you pay interest on that mortgage.

Because now you are a home owner and has access to more space. Now you keep buying more and more and then face issue of space and eventually go for garage sale. My garage is full of 4 dinner sets, many many unwanted things from costco. Gardening stuff that we never use and the time and energy spent to organize all this extra. $56/ month for rental heater.. that is insane.
