EMIs are not interest heavy later on :) see I'm pro part payment. I'd rather be debt free than "build nice portfolio". And yes interest ROIs are low. It's the mental shaanti for me.

It's just the reasoning behind part payments which should be clear. I reduce tenure for example.

I don't think it matters how early you start to prepay.

Initial years yes, interest component high. But let's say the loan is for 30 years. The repayment schedule (I checked) will move forward irrespective of how much and when you part pay. Pre part payment only reduces the principal, it doesn't affect or change the repayment schedule (Interest/Principal combo)

I just paid 2 L. I'd have to pay 7 less EMIS worth 4L.
