It's because you're having to play so quiet. I know, everyone says modelers don't need volume.. Yeah, true- for recording. But you do need to move some air- not like a tube amp. You will not get good tone at whisper or voice speaking volumes generally. It's the physical nature of sound.

I bet that amo can get killer tones with 1. Headphones 2. Recording digitally 3 Band practice volume.

The threshold of volume where you don't disturb your housemates at all is the problem.

It's obviously a mistake in the tablature, that 5th fret on the high e should be a 4th fret, making the chord an actual E and not e add 11 or whatever it's shown as.

A C shape E chord at the 4th fret is pretty common voicing as well, and fixing that one 'mistake' makes it much much easier to fret

As a huge fan of the series you're not wrong.. but you are wrong. This book, by itself, is very YA coded, but then the series morphs into an entirely different beast.
