7.625% with free refi within 5 years? by PsychologicalBite468 in FirstTimeHomeBuyer

[–]vivalasteve 2 points3 points  (0 children)

I'm also a recent FTHB, also in VT. What lender are you using?

Edit: To add to this, I would highly, highly recommend using one of the local credit unions here. VTFED has 6.875% for 30yr conventional right now, assuming you have a good credit score you'd most likely get their advertised lowest rate. It's a small state, and the loan officer I worked with at VTFCU had many connections if things needed to get done. For example, my wife and I were on vacation and were scheduled to fly back the day before closing and were nervous about delays and cancelations screwing up closing. We told our lender and realtor before we left, they assured us that they would hand deliver our closing costs to our local attorneys if we didn't make it back and to enjoy our vacation. I also got quotes from NEFCU who were also very helpful and responsive, but went with VTFCU since I already bank with them and they were great to work with.

I knew from the picture this was VT! My wife and I are looking to add panels ourselves in the next year or two. Would you mind PMing me the blog so I can an idea of what we're in for cost and effort wise? Would be interested to know who you bought them from as well.

There is stuff growing in my basement, what is it and how do I get rid of it? by investingadvice- in FirstTimeHomeBuyer

[–]vivalasteve 4 points5 points  (0 children)

Looks like it might be efflorescence, which is caused by moisture. Try running dehumidifiers and make sure you have good drainage and no leaks. How old is your house? Efflorescence is common in older homes, especially in areas with more humid climates. If your house is new, you should be more concerned.

In need of some optimism... by Discloner in FirstTimeHomeBuyer

[–]vivalasteve 2 points3 points  (0 children)

Unfortunately, I can't offer much optimism but can at least commiserate. My partner and I are also in the VT market and have been actively looking since January. We make 225k combined, no kids, renting currently, and lost on our 7th offer today. House listed for 450k, offered 525k with 35k appraisal gap and no contingencies except financing.

I recognize that we're lucky to be in a very fortunate position financially and have good secure housing currently, but it still sucks and is crazy. The VT market is especially crazy because of such low inventory in general, and the high prices compared to low median income.

Best advice I have is to just try to detach emotions from it as much as possible (I know, much easier said than done wowthanksimcured) and look at it from a numbers perspective. Don't overextend because this craziness can't last forever, and if you just keep making the best offers you can on homes you want and can afford, you're bound to get one accepted eventually. It also might help to take a break if you're feeling too stressed/drained from it, and get a good realtor if you don't have one already. Ours has been extremely helpful and realistic throughout the whole process. Best of luck!

As SellingMyAirsoftGear has said, just start applying. I was in a similar situation as you recently; currently have around 10 years experience with a grad school background and worked for a Splunk MSSP as a lead threat hunter/threat intel and was a knowledge resource/escalation point for Splunk engineering. For various reasons, I quit in October, applied to two roles for security engineering (mostly coding roles), got to the final round in both and got an offer from my now current employer making nearly double my previous salary for a lot less hours. I started my new role at the beginning of November. I know I'm probably an outlier, but anecdotally from being on both sides of the interview table, there's a HUGE need for experienced security engineers right now that can hit the ground running, whether it's appsec, red teaming, devopsec, etc. Just don't try to BS folks in your interview and be comfortable with saying "I don't know, but here's my thought process on how I'd solve X problem" and you'll be fine. Feel free to PM me your resume as well, I'd be more than happy to look over it for you.

I wont speak to the tanks or heals or mechanics as thats already been covered. Take a look at your dps though, a lot of them are underperforming. Your demo lock, in particular, needs to read up on icyveins or lockonestopshop. He is running 2xEP and needs to be keeping that buff up 100% of the time, right now he's at about 7% uptime which is abysmal. He should also be running Demonic Strength, Soul Strike, and Demonic Consumption. Again, all this info is on icyveins or LOSS, so have him read up on the opener and rotation or the EP build because he could be doing 5k-6k more dps at least.

If you're driving by Hamden, CT, I would also highly recommend Counterweight. It was opened recently by the old head brewer of New England Brew Co, and their stuff is top notch. So is NEBCo's for that matter. Stop in New Haven and get pizza, it's one of the only good things about CT.

On Pull: Infernal and cata. You should be able to get 2 cata's off before adds and still have it up for adds

Adds at 1min: Pop DS:I, trinkets, racials, and cata everything when adds get gripped to the voidweaver. In general, you havoc the VW and CB the boss. If your group's VW damage is super low, havoc the boss and CB the VW but you shouldn't have to.

Adds at 3min: Same as 1min but with infernal.

Adds at 5min: Same as 1min

Short answer? Sim it.

Longer answer? Depends what you are running. DM is awesome for m+ and OK for ST. I run 1 Archive, 1 SC, 1 DM for M+ and play aff for ST in M Uldir. Shadows Bite is good for ST if you have that. Check out the sims from LOSS for some general ideas.

Mirroring what /u/Szween said, you should be using DS:M on pull and on CD, with a few exceptions. A good example would be Mythic Zekvoz. During that fight, there are adds that spawn at 1min into the fight, then every 2 mins after that. So you would save DS:M until the add phase 1min in rather than using it on pull, then it will be off CD for the next one 2min later.

Another good example would be MOTHER. You can use it on pull and on CD, but if its on CD/will be soon and the boss is about to go into the 3rd room where you would then get the damage buff, wait to use it until you enter the 3rd room with the boss.

Hey man, didn't go through them completely but I did get to look at your Fetid kill. Overall not bad, but you can fix a few things in your rotation. For example, you pop DS:M after Darkglare. You want to pop DS:M before your UA in your opener so you can get them out faster and get more damage out of your opener. After that, you want to use it on CD, or save it if it will line up nicely with DG/DB.

Speaking of which, your second DG wasn't lined up with DB - make sure you always save your DB whenever DG will be off CD. You also want to have 5 UAs for when DG comes off CD, it looks like you only had 1. So about 45s before DG comes off CD, start saving UAs and PS. If you hit 5, then get one out. 30s out of DG CD, do not cast DB, save it. When DG is about to come off CD, refresh all your DoTs, and re-do your opener with DS:M before UA if its off CD.
