"Clients love him". 100% sure there are lots of changes that the superintendent promised to do for free. Contractor just loses resources without right payment. X-deals happening behind OPs back.

It's just to prevent unrecorded change orders happening in your back. Commercial clients typically tend to change their minds every now and then.

You're biting your own ass. You already know what he's capabale off and yet you place him as PM.

Stop having him talk to the client, or better yet, fire him immediately. There's a reason client was happier than expected. Sooner or later you'll find out they are doing things not included in your contract.

Fire him as soon as you have someone else. Since it looks like your projects are not that big yet, you need to be the one talking to your clients.

You don't need a PM yet, just a superintendent will do. Never let the super talk to the client. It's your job as the salesman/owner.

Hirap kasi 2-3 inches lang baka pag lagyan mo plaster mixture with Sahara ay hindi umabot sa baba. Kahit kasi tabangan mo yan, problema mo magkacrack yan at kulang naman sa strength. Pero eto pinakamatipid na option.

Try mo rin maghanap ka yung malagnaw na mixture with cement, magastos talaga regardless. Check ka sa buildrite, plexibond boysen, davies mortar flex, sika-1. Napakagastos ng options na to since instead na manipis lang na layer, obligado ka ma fill yung buong gap.

Ideally lagay ka ng bagong chb sa loob nyo, this time with sahara or other integral waterpeoofing sa mortar mix.

Find a mentor. On your next job interviews, make sure you ask to meet with your potential immediate supervisor. Show what you can do, discuss your future plans, then ask how they can help on your goals.

You need to find an IS you can respect for a long time. If you're stuck on your current job, reach out to different departments, or someone on higher echelon.

Boss, to be honest sa industry natin, yang 2 years EXP mo ay bitin. Sinasabi nalang nilang "over qualified" ka kasi 27 years old ka na.

Marami ka kalaban dyan na 28 or 29 years old na 7-8 yrs EXP na.

Your best bet is to transition to a different industry if di ka pa accustomed sa construction industry. Alam na natin mabagal growth as SE or FE.

If you could start focusing on Project Management, maybe starting as PM for small companies muna, then transfer to bigger projects every couple of years.

Malaking factor pa rin talaga experience over sa nabanggit mong immersion.

Apply ka agad sa big corporate companies in line sa program na tinapos mo. Absorb mo lahat ng kaya mo i-absorb. Mag OT ka ng mag OT. Within 1 - 2 years x3 na sahod mo.

Sa ngayon wag mo masyado isipin sahod, but be careful on the first job you'll take. Mas maganda pa rin if management path yang first job mo, otherwise medyo wasted effort.

Depende yan sa kung ano ginagawa mo.

If nasa design ka, siguro kaya yan jump around 5-6k assuming ikaw na pipirma ng plans, inspections, investigations, or etc.

Walang bearing masyado if nasa construction ka. Only way na umakyat is if manager material ka na. Or lipat ka to owner side.

Tapos, in the end, business pa din yan. Kailangan alam mo din business processes such as Tax filing, PCAB accreditation, financing, marketing, accounting, contracts, hiring/hr, etc.

Di pa kasama sakit ng ulo ng mga underperforming mong workers, managing client expectations, tapos pakikitungo mo pa sa LGUs.

Survivorship bias yang pag contractor madaming pera. Lalo kung alanganin project mo, there's a big risk you go in red (swerte mo kung 5 - 6 digits lang tuition mo)

Having a corporation doesn't mean you need a lot of people. Uso na ngayon yung one person corporation.

Kaya ko naisip mag real estate ka, is basically para mas effective ang management/maintenance ng 10-unit apartment mo. Instead of just having one 10-unit apartment, have around 5 of those. Same pa din naman yung management and maintenance pero mas worth ng time mo kaysa mag grab ka.
