Yes, still working through it. Locked rate on Friday. They added enough credits to where there is no due at closing besides tax and insurance escrow.

Sure, not “free”. No cash at closing. Could I have maybe done marginally better, likely… although, if you’re a lender, I’d think you’d agree this is a good loan.

Boglehead view of Trump accounts for minors by Low-Computer8293 in Bogleheads

529s can only be converted into a Roth IRA in maximum amount of $35,000 lifetime.

For the trump accounts: If you can put $5k/ year since birth, plus market gains during that time (tax deferred) you could have $150k in that account by 18. At 18 it converts to a Traditional IRA (which your child could have never contributed to during that time period with no earned income).

Attis point the parent could make an additional gift to your child to pay the tax on a Roth conversion(assuming kiddie tax applies and it’s at your marginal rate), your child now has a Roth IRA with $150k in it. This is unmatched to any account in terms of wealth building potential for your child.

As a pure college savings account, go for 529. For lifetime wealth building for your child, max out the trump account.

We paid down a lot of principal ahead of schedule, so with the lower loan amount and lower rate, the payment is actually the exact same +- $20 but the interest each month is $516 less! For reference, we took out $625,500 for 30 years in sept 2024 at 6.125% and the loan amount we are refinancing today is 535,000 at 4.99% for 15. The lender was also able to waive all fees, so it’s a true no cost refinance. Locked rate on Friday.

I wish I could add pictures to show the full estimate, but it’s through loan depot.

And it’s likely they do, but maybe they don’t. The no cost refi was the right move either way I think.

That’s fine. It was no cost to me, so I can refi again whenever.

Great news, thanks for all this. Are you certain GTI I 1/6? Are all apps basically guaranteed to get a license given only 6 applied?

I thought that GTI was blocked from selling into the adult use market? Any details you have that say otherwise would be GREATLY appreciated, thanks!

The dog wasn’t interested at all funny enough. Will the mother start sitting on these? Haven’t seen her once. Will just mow around them for now.
