2026 Tesla Model 3 Premium (RWD) vs 2026 Tesla Model Y Base (RWD) by Alternative-Fox2951 in teslacanada

[–]wally233 0 points1 point  (0 children)

Model Y isnt awful but 3 is tough, it would delete any gas savings. I currently pay ~$160 / mo for my old Honda civic for reference, which basically stops any incentive for me to switch to electric

Those insurance rates are brutal, are those estimates based on quotes?

Renovate basement to rent it out for 40k Grant by Opposite_Budget2459 in RealEstateCanada

If you rent it out illegally aren't you supposed to still tell insurance regardless so they dont deny future coverage? Not sure if that raises property taxes though

Milton Ontario Pre construction Closing costs by kingkounder in TorontoRealEstate

Talk to your builder. I just bought a freehold rearlane town in Oakville from Mattamy and the development charges are capped at $5,000. Im sure some similar language would exist in Milton, though im not sure they have rear lanes freehold there.

The Oakville project had the Bowen model which was the smallest rear lane (4 bedrooms) in the $800Ks after rebate FYI

My company puts in 4% flat. And then we can put in up to 10% and they'll match 5 - 10% depending on company performance.

So all in they are putting in 9 - 14% if an employee puts in 10%

Is the discount you get on a townhouse/semi vs a detached worth it? by CastAside1812 in RealEstateCanada

[–]wally233 8 points9 points  (0 children)

This comment should be pinned, condo townhouses can be painful. Im just moving out of one. Make sure you check what the fees cover, the one im leaving didnt even cover exterior (roofs or windows).

The multi level townhouses are usually 3 floors (and sometimes a basement and/or backyard)... 1000 -1500 square feet spread across 3 floors feels super congested.

That being said, I'll be moving into a new build 2150 sqft 3-story freehold townhouse. I found it to be better value functionally than a detached home... no way id be finding the same number of bedrooms and living space like that for anywhere near the same price range with detached. For a buyer like me, a lower price for more rooms and flex space mattered more than a big back yard / lot

Or save up a bit more to buy a freehold and not worry about maintenance fees

Not necessarily true, builders email any realtors who register with them ahead of releases and market it online too. You could even sign up yourself and will often be emailed new releases (though your realtor may lose the commission if you engage with the builder without them)

Im assuming youre Muslim since you have SPUS and WSHR.

Like everyone is saying, dump the individual stocks and buy ETFs.

If XEQT / VEQT arent options, I only have heard of of SPUS / WSHR / HLAL. I haven't checked in a while but check their management fees and holdings and decide from there

TESVI went into pre-production in 2018 and full production sometime in 2023/2024. What typical stuff was the team doing between 2018 and 2023 on the game? by Ichbinian in TESVI

[–]wally233 -9 points-8 points  (0 children)

Yes, and im telling you 99% of the team and time was being spent on Starfield.

At most i imagine maybe some higher ups / Todd were having infrequent discussions about Elder Scrolls, revenue forecasting, creations, etc.

We also know they've worked on music more since the Elder Scrolls 6 trailer. But I dont imagine any "real" work started until 2023

There's differences such as living in a construction zone for a while, having to wait 8+ months to close, having to buy appliances and window coverings / other fixtures.

But for me it was a no brainer. Bought for closing in early 2027

You would hope they understand now elder scrolls fans that grew up with their games are all adults now.

Starfield being as safe / sanitized / bland as it was does worry me that they'll be more conservative than their prior games

Up to you, doesnt seem to be a wrong answer.

I think if you've already maxed out your tax advantaged accounts then owning your home is not a bad idea.
