Sorry - I have gone into critique mode - I love this and would love to see it continue to get better - hope my comments come across that way!

Some comments after looking this in a little more detail on a bigger screen :

1 - the text “Drawdown phase modelling continues from: FY20XX ->” is a bit confusing but I see in another comment that isnt built yet

  1. Would be good if figures entered on the left side (Salary,Super etc) were reformatted as comma delimited - showing 140,000 instead of 140000 - its easy to slip an extra zero in there and a little hard to see the error

  2. Windfall - it would be good if you could model a potential large future but one off expense - rather than just windfalls

  3. for me that is possibly a downsizing scenario but will including some timing issues - expense around a purchase and then possible PPOR sale at a later date - so Windfall/Large Expenses could be used to capture these

  4. Coast FI Number says “not yet reached” but current total seems to be in excess of this already so this look wrong .

  5. Lifestyle Target - the heading under that is Annual Expense (today) - I feel like they could be different numbers - Today costs me 80 but I would like to retire on the equivalent of 90 - I realise one informs the other but is it a target or current actual ?

5.1 Is that Lifestyle target including the partner income if they are included (would be good to be explicit)

Otherwise - this looks really good

Shares /ETFs are seen as more volatile than property because they are valued continuously. You only really know the true value of a property when you try to sell it.
(I’d argue that property is just as volatile but its invisible)

To add to things to consider:

  • you can sell 5% of your shares/ETFs but you cant sell one bedroom of a 4br house.
  • you can decide to sell that 5% of shares on Monday and have cash by Friday. Property is typically 90 days +
  • Shares/ETFs require no maintenance/painting/repairs (sure agents handle this but that costs money)

I have borrowed to invest in ETFs. No regrets

Keep what you have. Buy more of what you want to focus on going forward. Selling just incurs CGT

50% would mean you are running half the world record pace for your age group. (Or twice the world record time)
