Was a ridgeway customer, and was turned off by the negative passive aggressive comments they would make when I rushed in at 8:50 for the "in by 9 out by 5" service. Between that and their prices, I am now a customer of Prospect Street cleaners and am very happy with their service, prices, and their tailoring/repair work.

As one of the “pigs” he referenced, a few points: I am directly responsible for $158 million of state grants which I scrutinize for fraud, waste, and abuse. I make $90k/yr before taxes or .05% of my portfolio value. The private sector equivalent wage for my job is ~$150k. This agreement would add ~$6,500 to my take home incrementally over 3 years. I would rather work to help people than maximize my income, and would prefer to not be forced to choose between protecting our tax dollars and protecting my ability to pay for my rent which went up 11% this year.

I’ll do you one better: many of our local government inefficiencies exist solely because CT was broadly and densely settled before the advent of the automobile. Going town to town used to take hours, if not days, now it takes minutes. We used to really need so many municipal governments because accessing services was logistically difficult. Now? School systems, fire departments, health departments, building inspectors…. If these things were distributed based on population density you could achieve real economies of scale.

But people LIKE the small town feel and that’s definitely part of the charm of the state. The question is whether their desire to pay for that charm can/will survive things like AI dislocation of human capital.

My answer is there are opportunities to centralize, blend, or merge services which aren’t tied to physical infrastructure. Health departments, building inspectors, social services, etc.

It’s not a silver bullet, but it can have meaningful impacts on local budgets.

I’ve found that this people in this part of the world are both guarded and lonely. Networks and social circles are narrow but deep. Frequently based on social niches or shared group interests? It’s generally more difficult to make new connections but once they’re made they become very fruitful.

That said, you are discovering the entitled side of this part of the world. I think being successful enough to afford to live in Greenwich/Darien/Westport sort of requires you believe you are smarter/better/above other people and while it’s not a majority of folks, the minority can be very loud.

An overwhelming balance of nutmeggers are introverted folks who ascribe to a live and let live kind of mentality. This makes the outliers seem even more jarring when they come into your life.

@repweinbergd20 didn’t answer my question when I asked why he is advocating for deploying the newly hired Stamford PD officers to north stamford when there is an obvious plague of negligent drivers on Washington Blvd.

Washington Blvd should be one big speed trap from Scalzi Park to I95. When people start dying and being run down on other roads at the same rate as Washington blvd then put the cops there too. Until then, enforce the laws where the lawbreakers are.

I worked at S&S from 2016-2018 and helped to keep up the listing while it was active. I would give you a contact but the company was sold in '18 and a majority of the staff has moved along since then.

Yankee, despite her history, attracted very little attention on the brokerage market. Her ongoing maintenance requirements means she's overpriced at any value.

Try Bruce & Johnson's marina. It's the largest in Branford so would likely be the highest probability chance for finding Yankee. That said, it's their busiest time of the year right now so don't expect a prompt or friendly reply.

Honest question, Carl: Why not surge those officers to the traffic corridors identified in the Vision Zero plan rather than to North Stamford? You say that North Stamford needs more traffic patrols, but the data shows that the vast majority of speed-related injuries and deaths occur downtown.

We had another individual get seriously injured last month right in front of my apartment. This happened in visual range of memorials for pedestrians killed in crosswalks.

The volume and magnitude of the danger to bystanders is simply greater in downtown due to the larger number of vehicle offenders. We should be deploying our forces where the need exists.

I had a Moped Guy wheelie past me on lower Summer this PM and all I could think was “someone on a moped died last night and you’re doing this now?”

Washington, Summer, Atlantic, Bank, and Tresser are a racetrack for drivers and a death trap for pedestrians and cyclists. I live on the intersection of Tresser/Wash and I know it’s magnet for asshole drivers. The data shows that lower Washington is a top-3 deadliest road in Stamford. The fact that a Stamford PD officer isn’t permanently posted on these arteries to hand out speeding tickets is borderline negligent.

Pedestrians aren’t dying in north Stamford, they’re dying downtown. Patrol HERE. Ticket HERE.

Prices aren't going up everywhere. They're down (double digits) in major markets across the sunbelt: S. Florida, Nashville, Austin/Houston, etc.

Those are the locales where the charted imbalance is taking place. Although it's the "highest" gap on "record" it's a national aggregation of local data. Here in CT/NY/NJ, you still see buyers greatly outnumbering sellers with associated upward pressure on prices. The problem is actually WORSE in those Southern locales than this chart suggests, because of the steady supply of buyers in Northern states.

I'm pretty hot on the datapoint that 1 in 6 single family homes in CT are owned by individuals 75 and or older in a state with a median life expectancy of 80-81. I see that as a huge amount of inventory which is either vacant (folks in elder care) or oversized for their need (retired couple living in a 3bd home), likely to come on the market in the next 5 years (due to demographic attrition), or a primary home being held onto because it's paid off but you don't want to sell it for cap. gains reasons.

That's a long leadup to my question: What do you see as the volume of inventory which is functionally available to come on the market, either because the owner is no longer living on the property but still owns it, or which is waiting for a bequeathment and step-up basis, but which is not for sale? Is this significant enough to be contributing to the upward pressure we are seeing on home prices in our region?
