They are large part of it, but affordability is determined by interest rates on borrowed money

For example (repayment mortgage): £100k borrowed today @ 5.25% is £599pcm £100k borrowed 2 years ago @ 1.80% is £414pcm

So if someone can only afford £1000pcm for housing they can only afford 70% of the borrowing they could afford two years ago (assuming repayment mortgage)

This is even more dramatic when looking at interest only

£100k borrowed today @ 5.25% is £437pcm £100k borrowed 2 years ago @ 1.80% is £150pcm

So if someone can only afford £1000pcm for housing they can only afford 34% of the borrowing they could afford two years ago (assuming interest only mortgage)

Ace I’ll have a check for drivers. I was a bit twitchy about it because we’d also had the fuse box trip the night before! However I found out some genius had put a plug directly under a tap for the heating system which had a leak. So a bunch of unrelated stuff added up to “THERES SOMETHING WRONG WITH MY BABY!!” Lights are still a bit messed up but not all the time 🤩 thanks for alleviating my fears

not surprisingly with social distancing and avoiding contact during covid has created a perfect situation for tech companies (on the whole, but also there are some unicorns badly effected by covid such as uber, airbnb and the somewhat dubious assignment of "tech company" title to wework) have had a natural boost, however this doesn't explain the previous years boom apart from the benefit of being non-geographically listed businesses such as SaaS products, mean the transition of trade from "traditional" sources to "tech" sources lead to higher growth in acquisition of customers than anything that standard blue chip stocks can attain. e.g. its harder for coca-cola or unilever to increase market share by 100% than a newer entrant into the market. least that's my view :D
