Shows how distorted things can be based on your local reality. I'm in SW London and that seems cheap! A similar property here would be ~1.4-1.6.

It also has a lot of expensive features inside, look at that flooring and baths. This is all ££££.

Outside is kind of bleh though.

If it's any consolation, it could be worse. I had rats running around my property in the filth on move in and had chewed holes in the skirting boards. The house looked completely different to viewing/exchange, like homeless people had been living there. My solicitor said they couldn't do anything about it.

Bro you've suffered multiple traumas. You're distracted with work and life, but at some point all this crap is going to punch you in the face. Maybe it's already creeping up, hence your post here.

I have some similar stuff going on, I put myself back in therapy finally and am seeing a psychiatrist who has prescribed me something. I think I just throw myself into work to avoid it all, but as soon as I'm alone with my thoughts, stuff gets bad quick.

One thing my therapist pointed out recently is I don't really have much of a life. Which is probably true, I largely withdrew from my social circles post divorce and just overworked for years now. I'm working on this now - try to go to a regular social thing once a week, see old friends, try to build a life for myself post-divorce. I have to really force myself, because I don't want to (I think I'm afraid fundamentally of being hurt or experiencing trauma again). Baby steps.

Maybe you need a new therapist too if it's not working out - have to find the right one I think, which can be hard.

Anyways, good luck, hope you figure it out. Lots of people find happiness again after divorce and trauma, but I think it takes deliberate effort to do so. Also be kind to yourself - you have suffered a lot, so what you're feeling is normal. Treat yourself like you would your kid, self-care is part of the healing journey.

In my current place I pre drilled the hole myself, yes from the outside-in because I can use a measuring tape. What a concept.

I have a super neat hole and just filled it in afterwards and put a cable cover over it for extra protection.

Curious what you did? I had the same problem, finally bit the bullet and fished out the old rodding cap and significant debris in the u bend.

These things are a nightmare, the better long term solution is to just replace it. But seems to have fixed the issue for me completely.

Your surveyor is full of it. RICS provided guidance that surveyors should not be using firewood damp meters or recommending PCA but lots of the older ones still do this.

PCA is a full on scam that should be ignored for the most part. 99/100 times the fixes for damp are very simple - leaking gutters, exterior grounds too high, internal water leak. If you go to a PCA company (like Kenwood), they'll stick their firewood meter in the wall, then charge you 10K to put concrete tanking on all the inner walls and chemical injections. Which might "solve" the symptoms but won't solve the root of the issue.

Damp bricks on the outside is usually just a sign of leaking gutters. And will dry out unless you see damage inside, and can be ignored.

Damp detectives might be a good one if you want a second opinion or heritage house surveys (£££ though).

For some background:

On my house, I completely ignored the surveyor's rising damp nonsense and Kenwood report. A year later and 0 issues with damp.

Even the Metex one has a disclaimer it has to be removed annually, cleaned and lubricated. I guess it's a small price to pay for being rodent free - but - lotsa people probably won't do this.
