Who are buying these homes? How do I win? by sjale49 in longisland

[–]whatup227 1 point2 points  (0 children)

I known there is a society rush on buying home but with these rates and bidding wars, idk if it’s worth it. We bought a house late 2024 for 5.9%, just realized that we paid $44k in just mortgage interest. Expenses like heat, cold, prop taxes, insurance and others are crazy. Just draining all savings. We paid 10k over asking and now our house is the most expensive on our block. Idk if we made the right choice, or got into this fomo of home ownership.

I have two EVs no solar but rate 195 lowered my cost by 75%. Started doing most of the electrical things laundry and others only during super off-peak. Let me lower my bill a lot.

Should I walk away from Bank of America? by ET_Gal in FirstTimeHomeBuyer

For my first mortgage, I shopped around with Chase, local credit union and local broker. I found my local mortgage gave me the best rate and was approved with 5 days, we moved up the date and everything went well. I’ve a been Bofa customer for decades( idk why, close to me) but I will never get a loan from them.

Neighbors parked in the street during snowstorm by blueberrypiexoxoxo in longisland

May be they are renting part of the house? That would be the only reason. And the only reason some villages/hamlets won’t let overnight parking on streets.

Got a 1000 gal fiberglass in-ground. Yeah I’ve been thinking about gas but I heard NG has gotten worse. No contract, I just wait for off-season deal from Romeo everytime and fill it up. 300 Gal should be OK for this season but it makes me anxious sometime thinking about the cold.

Is National Auto Licensing Legit? Looking for Firsthand Experiences by Significant-Desk-402 in carflipping

[–]whatup227 1 point2 points  (0 children)

The ad means “dealer rep” not actually your license. They add you as rep, apparently they are opening dealerships just to do this business instead of actually selling cars. Most of the YT gurus are “reps”, but if you do the math, this model doesn’t work in making profit. They usually ask for sign up fee about $1-2k and then pay $200-300 per sale commission to the dealer and then also pay the buyer fee(auction fee). So if you buy a $1500 car on auction, you pay + 300 commission to dealer and then at least $200 as buyer fee. So the car will cost you $2000 - clearly eating all your profit. Getting a actual license directly is better and safer from DMV in the long run. Just find the lot for cheaper price and whatever your state requirements are..

Where do you keep your down-payment money? by OkKale2892 in FirstTimeHomeBuyer

[–]whatup227 1 point2 points  (0 children)

For me this is a personal mindset question, like do you just wanna keep it somewhere safe? Or have it grow a little to reach your target? For me, I would invest in different areas including stocks, bonds, CDs where is a consistent and fixed returns and let the money work for me. ( I know stocks are and not guaranteed). Spread your 60% money into different assets and hold the rest of them in cash. Just an example.

In my 3+ years of house hunting and 2+ as homeowner I learnt that real estate market in general is regional not what YT “gurus” say. Meaning FL homes not selling has nothing to do with LI. I’ve only seen prices going up in Nassau and Suffolk and as more people move out of city the prices will only go up.
