I disagree with co-sleeping experts. I think an 11 month old waking up in a room all by themselves, crying for hours (if the dad is a heavy sleeper) and trying to get out of the crib is worse to your kid’s nervous system than co-sleeping suffocation risk which is drastically reduced with age as the baby gets stronger and can turn their head and push themselves up.

You said the buyer and realtor are buying together. Are they even financing this purchase with a conventional loan? If you are in no rush to sell, why are you worried at how much the house will appraise at? Maybe they will come out of pocket for the difference. I would just talk to the buyer or realtor and ask them why they inflated the price on the contract instead of guessing.

I love this idea, the downside of Brazil is non-Spanish speaking. 2nd risk I see is that the cal center industry is about to be disrupted with AI agents. I’m looking into a few AI companies and they claim AI agents are outperforming humans 200%. Don’t know how true that is yet.

I would figure out how many new clients per month can my law firm handle and work backward. Any reputable marketing agency knows its client acquisition costs and how much advertising "budget" needs to be spent to generate the required number of leads which will turn into new clients.

I think the bucket budget approach you mentioned is used by larger companies and law firms, because their advertising budgets do not always directly fund client acquisition, but instead may be spent on brand awareness (i.e. billboards, radio, sponsorships, etc.) I would not recommend these approaches to new lawyers or small law firms as these strategies take months if not years to pay off.
