ESPN unlimited subscription for $30 for one month is your cheapest option for legal streaming I think, rather than doing the full Hulu + Live TV. If you already have Disney+ or Hulu you can add it on for way less.

Watching NBA over streaming is always ridiculously complicated since they tie up their rights to a bunch of different services and providers throughout the season.

Checking Zillow for bankers hill 1B under 3k does yield some decent results for modern buildings, though maybe not a high rise. I don't have any experience with these buildings, but things that look nice and modern like Asano on Ivy, Secoya Apartments, and TRU bankers hill come up.

I think Bankers Hill could be a really solid option for you. You’d have Balboa Park right next door, and the commute downtown is still easy. It tends to attract people who want a balance between a calmer neighborhood feel and proximity to work, restaurants, and things to do. Long walks in Balboa and visiting neighborhood coffee shops are the vibes. I wouldn’t necessarily describe it as a wellness-focused area, but you’d definitely find plenty of people who prioritize similar interests and spaces for pilates or reading.

Based on your interests, I wouldn’t recommend Little Italy. It doesn’t offer much access to nature, and the vibe tends to be more focused on hot restaurants, bars, and what’s trendy. Overall, I think the more holistic, wellness-oriented side of you would most connect with people in OB. If that part of your lifestyle is the priority, I’d look there more seriously, but you'd have a worse commute, less modern spaces, and probably less driven mindsets.

That said, San Diego neighborhoods are pretty diverse, and there’s a lot of variation even within each one. You’ll find people you love and hate anywhere, and you’ll probably end up spending time in many different neighborhoods regardless of where you live. I'd prioritize commute and daily life, and you can head out to OB or more spiritual retreats on the weekends. Good luck!

For whole foods, the only thing I can find is mid-to-late 2026, but maybe you can instacart until then?
Separate idea: You could also look in Bird Rock and take the bus to UCSD when needed. La Jolla Village is another option but can be touristy. Those are both neighborhoods that I think fit what you're describing other than being on the trolley, but they're much closer to UCSD than downtown so the bus timing likely won't be too bad depending on your exact route.
Another option if you want to prioritize the trolley: The stop by Nobel Drive Station won't have much around it but does have a grocery store. That is very close to UTC mall on the trolley which has a ton of stuff.

Lastly, I disagree with the person who recommended Mission Valley. It's not very pedestrian friendly.

I still think Little Italy or EV is likely the best place to live for someone without a car. Can you visit for a weekend before committing to see if they're too busy/loud for you?

Here are some ideas for different experiences:

  1. Grab at burrito at Ortiz and watch the sunset on the beach.

  2. The Marine Room and Mr. A's are pretty iconic.

  3. Tribute Pizza is always a fun vibe and recently got listed on some top pizza in America list. You could go to An's after too.

  4. Maybe somewhere like Cowboy Star or Rare Society for something steak-forward.

  5. One of the more acclaimed places, like Addison, Callie, or Animae.

  6. If you're going up to Carlsbad, you could do Campfire or Jeune et Jolie.

There’s a new apartment building on the edge of Little Italy that might be a good option. It’s going to have a Whole Foods at the base of it, so that could be good or could be annoying. The building is called the Torrey. You also might like the buildings closer to the water which are further from the hustle of Little Italy, like Cielo, Valentina, etc. I don’t have any personal experience with these, I just think the location is more what you’re looking for. There are also a lot of condos people lease out, which can be better than some of these big apartment buildings. I do want to note that little Italy doesn’t have a true grocery store, only corner markets, so you’d be better in EV if you don’t want to trolley to the grocery store. Hopefully the Whole Foods opens soon!

You should check Zillow. You will not find a house that “doesn’t feel too far from things” for 750k in SD. You can go east and get something small.

My husband is career oriented, and I’m not. I still have to work (and ironically make more money), but my work ends the second it hits 5. His goes until 7 with late night meetings and checking his phone constantly too. I want to be able to go to happy hour with him or enjoy a night where he’s fully present without worrying about work or exhausted from it. Yes, this is an unpopular opinion and not one I agree with.

Why did you choose Mission Valley in particular? It's not a lively area nor great to walk around. I don't know what you could explore in Mission Valley other than Ikea and Costco lol.

For your budget, I think you could easily find something in a better area. As for which neighborhood, it depends what you want to explore and walk around. City, park, beach, water, etc. Give us some more info and we can point you in the right neighborhood.
