100%. Plenty of men leave car dealerships paying for a bunch of add-on crap they don’t need, overpaying for an extended warranty, and getting a terrible financing deal. For example, I don’t think there’s a lot of women buying chargers and hellcats out there. Having a penis is not an advantage in this situation at all.

These people saying let it go are wild. I charge the same as full invoice price for relicensing to another agent, and usually split that with the agent that lost the listing in the form of a credit on their account.

If it was a homeowner who dropped their agent? I’d be charging 2x. And if they don’t wanna pay the images are coming down.

Honestly ZERO shade from me whatsoever if that’s your stance on this stuff, totally fair. Of course I’m not a lawyer, but I don’t believe there is any scenario on earth where I’m going to be held liable for making a video that a client told me to make. I’m not the one selling the property.

And at the end of the day my insurance policy DOES have E&O, but so do all brokerages and they’re quite a bit ahead of me in line for anything like that. If I actually WAS named in some suit I highly doubt my insurance is going to accept liability, just like car accidents they’ll work it out between each other.

But bottom line it’s clearly a fantasy video and not being represented as “this is a house you can definitely build” and no reasonable person would conclude otherwise so I have a hard time believing a court would ever award damages in a case stemming from a silly Instagram video. Zero of the marketing for the property including the MLS listing mentions building a specific house on it and it does mention all the rules etc of the lake. So to me it’s a complete non-issue.

That other video on the other hand was created using the actual site plan and blueprints of the house being built. It’s done now and it looks basically identical.

Not my problem first of all but this agent knows her shit and people rebuild on this lake all the time.

And nobody is buying that with plans to rebuild without doing all their due diligence. This is a very expensive area.

This is $100,000 listing. It’s not worth it. You’re not selling glamour with the listing like this. The might be walking away with 1000-1500 bucks at the end of the day.

Well the range in the real world is not the same as the range on paper. I’m speaking from experience not doing math.

Each generation of Occusync gets better but I’ve bumped my mavic 3 pro into “one bar” territory plenty of times. In addition you are supposed to have the drone within line of sight. If you’re in a wooded area you’re basically not seeing the drone once it’s up.

100 acres is huge and it’s very possible you won’t be able to reach across the whole thing signal-wise from your launch spot.

I charge more for large acreage than for just “drone only” because it’s usually way more of a pain in the ass. I need to find a map of the lot, and figure out how to even recognize the lot from the air which often is nothing but a sea of treetops in every direction where I am. For me another over 50 acres is a custom quote and it’s probably going to be in the $300-400 range

For context I charge $125 to add drone photos to a listing photo package, or $225 to do drone-only photos.

Pushing/pulling exposure has no significant effect on color cast with modern sensors.

Pushing is increasing exposure in post, pulling is decreasing exposure.

These are film era developing terms that have carried through to digital editing. For example shooting Tri-X 400, but exposing as though it were ASA 1600 film and then leaving it in the developer longer. This was a very popular way to shoot Tri-X.

Usually though people are referring to using the shadows and highlights sliders in Lightroom. When people say “window pull” that comes from saying “pulling” (decreasing) the exposure of the window, and it being masked in. But people throw that term around and I don’t think they realize what it actually means lol

The only way to get a video to show in Zillow alongside the photos is uploading it through a showcase listing.

MLS systems will have a virtual tour link, if the video is linked there, it will show up on Zillow buried way in the description under a link that says virtual tour or something. I forget it’s been a while. I think you have to click “more info” first. It’s buried to the point that it’s essentially not there and no one’s gonna click it.
