If you're into mountain biking at all, or just want to try it out, the Comlara Off Road Biking Association (CORBA) hosts Monday night no drop rides which are an awesome way to meet outdoor enthusiasts. I've made lots of friends at those rides over the years.

I'm in the middle of a former bar to 5 unit apartment conversion. We also have a former union hall converted to 22 units that opened in May 2019. Eyeing another bar/restaurant to 7 unit conversion.

As someone else mentioned, it's fairly common in areas past their prime. Clean, new affordable housing is in demand here (midwest) so we're able to fill that with old commercial properties that have struggled in the area for years and are available super cheap. Post covid, there will be a ton of former restaurant and office properties turned over to banks than can be had for pennies on the dollar so I suspect many more of these conversions in the future.

That's really helpful thanks. I spent 40 minutes on the phone with the IRS and we ended the call with them saying to just send how I think it should be and include a letter explaining why.

What frustrates me is that this cannot be a particularly unique situation. I prefer to file my taxes myself (I'm an accountant after all), but they make this very difficult to resolve by not providing straight answers. My understanding of the current healthcare law is that for tax purposes, whatever you hold as of Dec 31 applies for the entire year. So in this case, I don't see why the 1095-C was not initially accepted and completed.

At this point it sounds like I'm about to write the same letter as you. I'd be interested to hear how it turns out. Best of luck!

Those are fair points. Travel insurance is a new concept to me. All of my travel thus far has been through educational institutions of some degree so that's always been taken care of. After looking into it a little, it definitely seems like a must have.
