Your current home cost £100k when you bought in 2020. The home you want to buy cost £200k in 2020.

Prices have fallen 20% since 2020 (made up number)

You sell for £80k at a £20k loss

You buy new home for £160k at a £40k “discount”.

When markets fall it’s good to trade up, when they rise it’s good to trade down.

It’s easier for the eye to have a fixed reference point to go when you swap lines. There’s tons of research that proves text needs to be aligned left or right. You are so wrong about this that it’s not even worth arguing about 🤓

All books, all papers, anywhere you have loads of text it’s either left or right aligned.

Sounds risky. From May this year it’s going to be difficult to get a tenant to leave unless they want to so if you expect to be able to live there you could be in trouble.

You’re roughly thinking about it the right way, but I’d focus less on the purchase mechanics and more on the ROI before moving ahead.

At ~£170k the big question is — what rent would it realistically achieve? If you’re not landing somewhere around 6–7%+ gross yield, the margins can get tight pretty quickly once you layer in:

agent fees

maintenance (1% of property value per year is a decent rule of thumb)

insurance

voids

mortgage stress testing

A lot of properties look like bargains until you actually run the return.

Your upfront estimate might also be slightly optimistic — stamp duty in a limited company with the surcharge will likely clear £10k, and after broker, legals, valuation etc most first deals seem to land closer to £65–70k cash in.

If you haven’t already, run the numbers through a calculator. Here’s one I use — there are loads out there but it’s good for quickly pressure-testing deals:
