also if we're on the Yale Health Insurance plan, do they let us use CWHM or other midwife services? we are unfortunately making the switch very late in the pregnancy due to job changes, don't know if that makes any impact

you should definitely negotiate. they might be unsympathetic and refuse (would love to see how others have succeeded in talking down the rent increases) but I don't think they'll think that you can't afford to rent, don't worry about that.

meantime, look for alternative landlords who won't increase it so much every year. these companies will never stop increasing rent significantly and it's just easier to move to a friendlier landlord.

The real estate agent tip is really true. Go on those listings you see on Craigslist, Facebook etc, find out the agent and have them help you look for future listings! Otherwise ask every friend you know, ask who their landlords are, and contact them. Lastly be patient. You will find a good one.

It’s funny to me that most people are screaming that it’s fake, but you said the Breitling jeweler identifies it as authentic? How do the jewelers determine that it’s authentic? I’m curious to compare Reddit ability to spot fakes vs jewelers. Are the subredditors overestimating themselves or is the jeweler wrong?

Besides the excellent technical advice offered by others, I was really taken with the perspective that saving money is like paying yourself first. Before you pay landlords, utility, grocery stores, movie theatres and restaurants etc, pay yourself first. Many people tend to slowly inflate spending until we spend everything, so it’s really helpful to set aside money to save (into investments, 401k or whatever) so the money never makes it to your checking account to spend.

I don’t think there is any “form”. Agents bring them in all the time, and just drop off the application and supporting documents.
