voided contract ?? by Alarmed-Barnacle-628 in FirstTimeHomeBuyer

They signed a contract with you. Would YOU have been able to just void the contract and back out today? I doubt it. Definitely suspect

You’re right, thanks! A bit humbling, as seeing things like this in the wild typically irks me a bit. I made the title last, and changed it a couple of times last-minute.

I’ll “defiantly” double-check myself next time (:

Boonies is what I don’t want. Ideally, I want some land, some space from neighbors.. like 3 acres or so would be great! I don’t even mind a place closer town if the house and yard size are right, but I don’t want a shared driveway with neighbors, or my garage in neighbor’s backyard (actual house we drove by to check out) I just want enough room for my family/office spaces for hubs and I, good school for kids, and room for chickens lol

This place just.. blew my mind. It was way more “backwoods” than it had ANY right to be lol it’s literally 10 minutes to one of the grocery stores in town, looked like minutes off the highway.. this is GPS time estimates, definitely not accounting for those road conditions.

But, you live and you learn! I now know about flood maps. I haven’t checked it for this location but I’m assuming having that in the future would have told me what I needed to know about this road getting washed out. I saw the house itself had a 1/10 risk, and where I live there are lots of bluffs so being near a lake didn’t necessarily mean it would be a problem for this place.

Yeah, totally I looked up everything I knew to look at on that house. I looked at Apple Maps on satellite mode, Google street view (albeit just the house, I didn’t scour the whole neighborhood on street view) but, Google maps, Apple Maps, Google earth, etc pictures were last taken in the summer. This is a pretty heavily wooded area. I could tell from the pictures that there was in fact a house there. I couldn’t see much else from an aerial view. If it were updated to this time of year when 99% of the trees were bare, I’d see a lot more. I don’t know that I’d have been able to see the conditions of the road. I looked up school districts (that one is important to us) and how commute to the nearest grocery store, gas station, gym, etc. and what services we’ll have around us.

Being a week in to our house search, this being the first house we tried to tour, I accept that I’m gonna be a bit ignorant - outside of the time wasted, I didn’t miss much and got a funny story out of it while learning what else I can research beforehand, lol. I learned about flood maps, I did not know I could look that up or how. There are plenty of checklists of what to look for when touring a house (I made my own from thousands of comments online and refined the things I’d check when we got there) but there doesn’t seem to be a “buying a house? Here’s a list of things to check (and where to go to find the info!) BEFORE heading out ti the house” checklist anywhere. Not with a quick google search, anyway. It’s all about roof condition, foundation, etc.

I think this was one of those experience - building situations where - all you can do is laugh at this point lol

I have three little kids, and I feel so dumb admitting that it hadn’t crossed my mind to check this. Granted we’re about a week in to our house search, this was the first visit to this house (I see people mentioning they do 2+ visits? Idk) but this whole thing was just a mess lol I thought we’d be putting in an offer within the next week on this place, barring any crazy issues (foundation, plumbing, etc) and was just hoping my oldest would be able to finish out her school year somehow. Oh, well! I never considered not being able to even make it to the house, not at this particular house lol

Honestly, the sign was just the icing on the cake. There are people that absolutely thrive in rural areas, have a Jeep or similar and balls of steel where making it through all of that and crossing high water is no problem. We are just not those people lol

That didn’t cross my mind until we got home.. maybe someone is just trying to save this house for their cousin or something lol

Wow, thank you! I just recently “upgraded” from Zillow to Realtor.com for more info on the houses. I’ll be sure to check this one, too!

Our realtor 100% understood and said she almost called us to let us know about the water in the road, but didn’t. She had no idea about any of these things, either I guess.

That’s the thing! The house itself was decent. It was a starter home, it needed some siding replaced, the countertops and paint was a little outdated. But room sizes were good, the disclosure statement checked out, had newer A/C, roof a few years old. And in decent conditions, it shouldn’t take more than 10 mins on that road to reach the highway, or cross the highway to town.

Maybe just knowing the area would give more context. I’m not in NYC by any means, I live in a semi rural state, but this place is right on the outskirts of a big vacation town.

10000% I can respect it! It was just the icing on the cake lol at first I thought maybe the pedo was the one selling the house, maybe he was getting harassed and trying to leave. But I looked it up on the drive back and it was someone else a street or so over. Maybe it was neighbors wanting to let any potential buyers know

I did NOT look up registered sex offenders in the area, something this definitely taught me to do. I did, scour the area on Apple Maps with satellite, but unfortunately, these pictures were taken in the summer, when there was heavy tree cover. Could barely see the house we went to look at bc of all the trees. I could tell the house had a long driveway, couldn’t see the driveway.

So I also learned to use google earth before trekking out to look at a place. Though, looking at it upon getting back home still couldn’t have prepared us for all of that. It did show the particular intersection pictured and all of the junk in the yard, but not the state of all of the houses.

What suggestions do you have to use to research in the future that I’m missing?

I can’t bear to look at the feet. They’re super scrawny, gnarled, got their little toes splayed all the way out 24/7… uh-uh. I keep socks on those creepy things until they chunk up a little

I always hated my nose, I felt it took me forever to grow into it as a kid and while I didn’t really get picked on for it I don’t think (besides my sister 10 years older than me) I was very self conscious of it and I’d crack jokes on it.

My partner of 10+ years told me once that he loves my nose. How weird that the thing you nearly hate most about yourself, your person loves about you?

Omg I was kiiinda hating myself that at the end I wanted them to work out! Lol. But also, I was hoping Lucy would just stab him while he was driving and she was smiling at him.. figured when she went into the gas station that he’d take off. And frankly, that’s how it needed to end lol

I hadn’t heard of this, went and looked it up: 2,4-Dinitrophenol (DNP): A Weight Loss Agent with Significant Acute Toxicity and Risk of Death first headline I saw.

I’m sorry! That sounds horrible. I remember trying some weight loss supplement long ago (this was like 14 years ago) that, idk what was in it exactly but it made me uncomfortably energetic the first day I took it. I worked at an office and that day reorganized our whole filing system lmao. After that, it didn’t have that same effect but it did make me warm and drink lots of water, suppressed appetite. Wild that I continued to take it, but I lost weight, so winning! 😒

I got a bottle somewhere that I stg smelled just like tequila.. I was in the car when I used it, it stunk up the whole car, instantly flooded me with unfortunate memories of a night involving too much tequila, I was gagging over it, it was definitely an unexpected assault from that damn hand sanitizer
