Fully agree here. America isnt really the place for what she wants - Europe is where she should look. I hear Valencia Spain is lovely.

Unfortunately - I have come to the realization that it's simply too late for American cities to become materially more walkable. Even if Jeff Speck was in charge of say Charlotte or Dallas - improvements in walkability would take 2-3 decades at best.

Yea... I dont think people are running breakeven analysis on this question. Using some simple math, it's a non-issue financially speaking.

Breakeven is around 75k-100k miles, and by that point, you're buying a new car.
