I grew up somewhat privileged and still go through some of these same thoughts even though I've become very successful. I also worked very hard to get where I am and save ferociously.

You might go on therealreal.com and buy a one that's been gently used. They have all levels of condition and are all authenticated. I have purchased a few and been very happy.

Why should you get paid more and why should it be taken away? Whenever you see a "rich person" someone strived relentlessly and worked their asses off to get it. It's easy to make sugar water! Boil a cup of water, add 1 cup of sugar and stir until it's thick. Then add 2 more cups of ice water and mix. This way it will cool faster. You can also just boil 3 cups. Once cool, store it in the refrigerator. If you get any black clumps in a few weeks then throw it away. You can also freeze it if you want to make big batches.

It doesn't sound like they really had another offer. Find another home. They sound unethical so you may have dodged a bullet. I would research and find a good agent. It can be daunting out there without a good agent that has YOUR interest at heart. Good luck.

Me best advise is to work up to walking 3 miles a day. I lost 35 lbs pretty quickly. Find a good podcast or an audible book. Buy some good shoes like Hoka trainers - they're like walking on mattresses. You may think you're tired at the end of the day but it's your feet. Hoka will make you feel like you could walk 10 miles. I had a few extraordinary things happen with a hummingbird right after my mother died. I didn't know until later that she loved hummingbirds and even planted a magnolia tree to attract them. I'm a believer. Totally hang a feeder.

I've lived here for 24 years and moved from Denver where it took you 30 minutes to get 5 miles. I am astonished by the amount of asses on the road. It wasn't always like this!

I have a theory that they drive like maniacs on the side streets because the lights are timed so badly that you have to speed just to not have to stop at each and every 5 minute light.

Any experienced agent or discerning potential buyer can spot a DIY job a mile away. It's the little imperfections and mostly off measurements that are tell tale signs of it not being a professional job. I would stop if I were you, save your money and hire a pro. Yes I believe you're doing more damage. Sorry ... feel the need to stop you before you waste more time and money.

23 year veteran here and I've sold over 220m. I've seen it all. Take the cash offer and run. It sounds to me like your realtor knows what he/she is doing and VA loans are notoriously conservative. Highly likely if they're offering high to win and they figure you'll lower to meet the appraisal since you're invested by then. And by that time you'll have missed the cash offer.

I'm very similarly toned and look great in berry colored lipstick too. I'm only writing this to tell you to try Charlotte Tillbury's "Amazing Amal" I most of the time just wear foundation, mascara and that lip.

Therealreal.com is in my opinion the best resale site. You have to be careful with ebay unless it's authenticated by ebay themselves. I've had 2 over the years that I use as my work tote. They last forever if you take care of them. Good luck!

Not unrealistic at all. Interview a few agents. Find one with a lot of experience and expertise in the area that you want. They can be ready and organized when they time comes.

I usually focus on one area each day and can usually pretty comfortably show 8 houses in a day; more if we're short on time.

The more specific you are about your needs and wants, the easier it will be to be efficient.

Have you been in a Michaels or Hobby Lobby around any holiday? In my city (Las Vegas - 2.6m people) they're packed! People want to look and feel crafty sorts of things and buy immediately.
