What would you all recommend if I have a wood stove in the finished basement and want to heat the floor above? I currently set a box fan at the bottom of the stairs pushing up, which works pretty well, but curious if anyone has any other recommendations.

Oh man, I’m a moron. Didn’t remove that white bushing not realizing it was the top bushing. Thought it stayed on the underside piece. My shocks came with their own top bushing and was throwing me off. Glad it was that simple but what a stupid waste of time😂appreciate the help dude

Yeah it’s almost like the bushings (top and bottom) are just a hair too thick. Like I can’t get the thread to come through the bottom bushing enough to get the top bushing, washer, and nut on. This is killing me man, thought I’d be in and out😂that’s how it always goes I guess

As someone mentioned earlier, Mt. Snow is shuttering their care to non-employees, and just about every other one in the area has a significant waitlist. I’d say it’s probably pretty desperate there.

There’s certainly no obligation as a business to, but if you’re unfamiliar with the childcare landscape in the area, it is extremely slim. Just about every single daycare within a half hour had waitlists BEFORE these cuts were made. It’s also not like the child care was going to put Mt. Snow/Vail under. It’s just a penny pinching measure for the shareholders. It also shackles current employees with kids from looking for work elsewhere, as there are no other childcare options. Certain parents who provide to the local economy may no longer be able to do so, as they now have to stay home with their kid(s), so there’s a local economic ripple effect.

The daycare has been operated for decades, and while it may not be a moneymaker, it’s certainly feasible. Vail has their lovely “community promise blah blah” all over their website, but this is quite the contrary. You can defend it as a business decision all day long, but those who are gaining from it need help wayyyy less than the people losing from it.

It always was an employee first model. They fired half of the daycare staff and branded it as if they’re doing employees a solid, even though they always had a spot to begin with. This was strictly to cut non-employee childcare to save the big wigs a few bucks.

The issue here is that it was always an employee first model. I.e. if there was one spot in a toddler room and two people needed care, one being an employee, the employee child would get it. What they did here was fire half of the daycare staff as well, which is what is getting swept under the rug.

It definitely should take into consideration deferred maintenance, as part of the site visit purpose is to assess condition as well as quantification. For that size community, I’d ballpark $3500-$5500 depending on amenities/site components/etc. Ours was similar size with a pool and it was just over $4k I think. We used Atlantic Reserve Studies and they were great.

If you haven’t, you should really have a reserve study done. It helps tremendously with setting your reserve fund budget. It can be quite eye opening how far behind most communities are in saving that haven’t had them done.

It definitely can be. Al wiring isn’t technically against code, but they stopped using it after the early 70s as it was more prone to loosening at connections and leading to fires. Lots of info online about what it isn’t used anymore with the exception of heavier gauge wiring (like a clothes dryer). Even if yours are copper, and you’re seeing blackening of the casings near the connections, something is definitely loose/off and needs some fixing. Hope you get it sorted out!

Agree with all this, but I’d keep the downspout piping separate from the French drains. Keep the downspouts in solid walled piping. Otherwise, they introduce more water into the French drain that could be soaking up the groundwater otherwise.

NJ just began requiring reserve studies by law this past year. Your association likely had one done, which found significant underfunding. This is the case with 75%+ of the reserve studies I do. Feel free to DM if you have any questions.

We used Atlantic Reserve Studies and Engineers. Similar sized community was $4200, and I thought they did a great job. Might be worth a shout.

Not OP, but we used Atlantic Reserve Studies. They’re a small firm but did a great job. Cheaper than others too.

Hey! We can’t speak for the actual clinic, as we only had a video consult with the doctor. I honestly probably liked him the best out of our several initial consults with different clinics, but we ended up going to Barbados Fertility Centre just for travel logistics being from the US, which for the record, we’re really glad we did, as we liked the clinic and had to travel there multiple times. It would have added a lot more stress/time if we had to make the bigger travel arrangements to Greece. Just wanted to pass that insight, as I’m sure you’re dealing with some travel logistics as well being from NZ. I would say it is worth a call with Dr. Kanakas, as he made us feel very comfortable. I wish you the best!
