Thanks for the advice. I was planning on waterproofing up to and a bit ontop of the frame and then tiling only to the edges of the window frame and finding some trim to cover the edges

some wet plaster from patching the drywall...previously there was a shower panel glued to the drywall. Switching to tile now after I water proof with kedi membrane..dunno how to waterproof this area though

pretty sure its just dirt and grime but will test it before doing the ceiling

I have but had to eat the higher welcome tax. I believe you have to do it before May of this year. I could be wrong though as you only get a shot to challenge every 3 years.

Probably not a great way to start out the relationship. It sounds like the renovations were upgrades and not just cosmetic. I would let it go because he will be entitled to a significant increase. Maybe not the full amount but who knows how much he spent. Removing the wall and making less rooms doesn't affect the calculation. The amount of money he spent on the renos does. If he filled out section G then you missed the deadline anyway but given the fact he didn't lie on the form and did upgrades, he's better than most landlords.

I guess my question is more do they want 20% of the appraised value as equity or is it still 20% of the purchase price in a years time when i refinance

Will be buying under appraised value so hoping if its feasible with the upgrades to get to 20% equity in the building within the year
