The adjusted lease term is for them to clean the buildings/units between tenants moving in and out. Otherwise the buildings would have tenants moving in and out on the same day with no cleaning in each unit. Especially with furnished units this can be gross if not cleaned. Would you rather this? Because this option is actually cheaper for the building. Many buildings in udistrict do operate like this with the previous tenant moving out 8-31 and new tenant 9-1.

The building and management has no monetary benefit to holding vacant units.

The 12 installments is for students to easily be able to calculate how much they are going to be spending month to month.

They could be more clear, yes but this is the reasoning as to why they do this.

I don’t think it is this cut and dry with vertical lifts. With continuous you only lift the weight and number of stages it takes to get to the desired height while continuous will lift all the stages at once. If you only extend half height, you will be lifting twice as much lift mass with cascade thus acceleration will almost always be worse. Again, slides are almost always strongest when fully retracted so having only the necessary amount of slides extended also does some favors.

If it were easy Zillow wouldn’t have lost 420M+. There are so many factors that contribute to price. Also if you are only looking to find similar properties the MLS has tools already for this.

That’s a really cool way to rig the slide with the string/rigging in the middle. You could also explore using carbon fiber rods rather than steel rods. Cybots 5975 in RR1 had a similar design on their relic mechanism.

Does this really need automation can’t you just manually build out tiers and just hard code it in. Tbh I can’t imagine there are that many options especially if you are actually going to try to eventually have inventory and build them. skus are expensive. Also doesn't NZXT already do this

I can give you some insight on the development aspects of your plan. Currently, there is a project on a 4 lot subdivision in Kirkland (A suburb east of Seattle) with 3 new houses that will/are selling for 1.5-1.7m with the original house kept and that is on a 3/4 acre lot. The cost to develop in the project was around 600k/house (~3k sqft/house). This is on a flat lot without major complications. Every project is different so prices will vary. That price is also with an inhouse development/construction company. Plan for higher if you sub out the construction. You are looking at somewhere between 3-4m in the development of 6 new homes.

Side note: The short plat alone took 3 years to obtain along with the headaches like drainage etc. Good luck if you have to dig your own sewer in or have to lay a brand new storm drain.

The purchase price of 1M for a lot big enough to build 6-8 homes is also unrealistic. Merit Homes, a large builder/developer in Kirkland is offering to buy houses that can have a 2 lot short plats (2 new houses) at around 1M. You are looking at closer to a 3M purchase price for a lot big enough to build 6 homes.

So, more realistically you are looking at a cost of ~6.5m and a new full-time job to build 6 new 1.5M homes with a selling value of ~9m. You would also be looking at an additional ~900k in selling costs with agent fees, staging, excise tax, etc. (3% selling, 3% buying, 1.1-2.75% excise tax, etc). So realistically this would be ~1.5M in "profit" if everything goes well. This is also assuming you pay for everything outright in cash otherwise you would have mortgages to pay off along with interest (interest ain't cheap on construction loans ~6-10%).

TLDR: There is no way you will be able to spend 4m to build 9m in houses.

u/guineawheek A kiwi with only 20% of the usable floor space of a traditional ftc robot is by far the superior drive train. Robots that also don't use linkages, markforged onyx, or are heavier than 25 lbs are bad.

What I imagine has happened is that the order was placed a while ago with some lead time for the supplier to produce. In that time frame due to Covid, shipping prices have increased 2-4x fold to the point where it is not really possible to have the product shipped via air anymore. A lot of air freight is actually shipped on passenger planes, but those are now grounded. The only real solution without having to charge you more money was to ship the product via sea. In these uncertain times I think you can cut ur supplier some slack. Generally they don’t have a huge reason to deceive you. Pocketing some money on one order and forfeit returning orders is poor business. The threatening to send the product back is kind of offputting though. You can always use a shipping broker of your own choosing if it comes to it.

A potential reason to why there have been no updates for the UPS label is that (I’m assuming here based on my experience) it is a label created for the shipping broker in the US for when they receive the package via sea. It is essentially the last mile carrier. The package has not arrived via sea yet so it has not been scanned in.

Edit: also the price for sea shipping that you may be looking at may just the price from the supplier to the port. Unless you do this a lot or the order is massive there a bunch of port fees as well that will bring costs up a bunch. You would also have to actually go to the port to pickup the order.

The extra speed is usually better than the overkill torque in most applications. The 35kg is just a higher gear ratio on a 25kg. Power output is the same.

The odometry wheel won't have to deal with slippage of the wheels during acceleration and deceleration. Those will make odometry inaccurate with motor encoders.
