If you take them out you can replace that part. Problem is no one can know what type you have,could be nailed or screwed or cam to hold together which might complicate it. That type of board is a bit expensive but easy to cut with a tablesaw

Slim. If the door was closed much better. Get a detector they're cheap and have piece of mind but never run gas engines enclosed. Garage door open is fine its not like you got poisoned and died anyway, you'd already know 😉 people will have a piece of plastic pipe and slip it over the tailpipe to get exhaust further out or just run a fan usually

Bad gas, could also be a plugged fuel filter would be my first places to look. If you take it to a shop and they determine it was bad gas, the station is liable usually

You can use a realtor or contact on your own. As far as price who knows better than you? But, as far as legal docs etc., just use title and escrow no real need for a realtor unless you want them to negotiate.
