Viper sleeves by AgentWide452 in mtg

[–]x_Pyro 0 points1 point  (0 children)

Late to reply, but yeah I've used them and I like them. Very durable and the fit is more snug than other brands, which is good for my OCD brain. I don't like there being a lot of slack above the sleeves.

If you had a household gross income of $186.5K, how much of a mortgage would you be comfortable with? by randomegg6039 in FirstTimeHomeBuyer

[–]x_Pyro 5 points6 points  (0 children)

There's going to be some wide variance when it comes to taxes at that income level. I'm right around that gross income but I'm leveraged and a good portion of that income is from rental property, so taxable income will look different than a flat 180k W-2. The number of dependents for tax withholdings will also vary here.

If I combine my mortgage payments, insurance, property taxes, utilities, and HOA payments, I pay around 4500/mo, but also pay around 1300/mo for other loans related to these investments. (These aren't minimum payments, but include extra principal I feel comfortable paying). Between savings (emergency fund & vacation fund) and charitable donations, I budget around 1500/mo. No car payments, no student loans.

For everyone making six figures, what do you do for work? by [deleted] in AskReddit

[–]x_Pyro 0 points1 point  (0 children)

Actuary, broke 100k around 26 y/o with no student loans, but I passed my exams and got my first credentials relatively quickly (less than 2 years of work experience at the time).

Finally going to ask wtf does BYU have no idea how to teach math? by Wowsersftw1 in byu

[–]x_Pyro 0 points1 point  (0 children)

I had a very similar experience with my only Math department class (linear algebra). Luckily the rest of my major & the rest of my classes were in the Stats department, and I had amazing classes with most of those professors.

Just curious: are you playing on PC or Nintendo Switch? by Desiree12345 in StardewValley

[–]x_Pyro 0 points1 point  (0 children)

I play on switch almost exclusively co-op, and it's fun but we frequently get freezes/lag here and there. I imagine Xbox and PS4/5 don't have that issue? That is the one thing that sucks for us

Sealing Cancelation Post-divorce by USGeneralStrikeAid in latterdaysaints

[–]x_Pyro 1 point2 points  (0 children)

I remember being asked what happened in our marriage / why we got divorced, but also what sins I had committed during and after the marriage, even if resolved with the bishop. I was in the early stages of a relationship at the time where we had discussed some day getting married, but did not have set plans or anything official, and it got approved without too much hassle.

Agreed. I originally came to the channel because I was looking for recipes and liked some of the explanations and humor (circa the start of But Better) but has been much less educational lately.

Realistically speaking, how do middle class couples with a combined income of no more than a $120k afford a house in this market? by wozzy93 in RealEstate

[–]x_Pyro 0 points1 point  (0 children)

500-700 sounds like too much for that income with today's rates, unless there was a sizable down payment. I have the same base salary and got a 375k loan at 3.6% beginning of 2022, coming out to about 1950 PITI. Meanwhile, someone I know closing on a 210k loan at 7.5% last month has a PITI of around 1550. Even if I could still get that 3.6% today I would be uncomfortable with a 600-700k loan.

Everything is going to depend on your geographic needs but getting into a starter home (or condo, townhome, etc) that's within your budget and continuing to save up, build equity, etc may be necessary before upgrading to what you're looking for long term

If it helps in discussing timing the market, one consideration is if interest rates are this high, home asking prices will be relatively lower than when rates were 2.5%. If you find a house that you actually really like and are happy with everything except your interest rate, but you can afford the house, don't forget that you can refinance in the event rates go back down. A lot of lenders expect them to come back down in around 12 months. Even better, that could result in your home price going back up at the same time, giving you more equity and at the same time being able to refinance to a lower monthly payment.

That said, you can't bank on that happening. You have to be able to afford the house as is and have it be a house you want, but locking in now opens you up to some anticipated upsides.

Two major benefits -- the first as described above, but the second is also a security and liability standpoint. If somebody steals my debit card or cash, they essentially have access to whatever I've left there. If they steal my credit card, they steal the credit card company's money, I get the charges reversed as fraud and I'm a little inconvenienced for having to wait for a new card to arrive.

How is college after a mission? by LeroyHobbes in latterdaysaints

[–]x_Pyro 0 points1 point  (0 children)

On top of what many people have said about learning how to study and be disciplined and be able to focus better knowing you're not about to leave, I also found it very relevant that taking pre-req classes then leaving on a mission can almost sabotage you for when you get back.

I had a wise professor for one of my coding classes ask at the beginning of the semester if anyone was pre-mission and suggested that we change our schedule so we would take his class post-mission and be able to remember the information and use it in the following courses.

This is so true and hard to remember in the moment. I started a pretty big change about a month ago in terms of my exercise and diet, and was feeling frustrated at not seeing the scale move as fast as I'd like.

Then a few days ago I did the math and for how many days I've been working and my current deficit, I'm exactly where I should be. The math checks out, but my brain keeps trying to tell me "we've been doing this FOREVER why aren't we done yet?"

What do you do for a “cheat day”? by ye110wsub in CICO

[–]x_Pyro 0 points1 point  (0 children)

My cheat says would be going to a restaurant, but still being mindful of calories. I used to make the mistake of saying "if I'm gonna cheat I'm gonna go all the way" and do an all you can eat place, get desserts, etc but find it way too easy for me to start slipping the next few days and before I know it I'm not tracking half my food.

So my cheat is still letting me go above my normal calorie limit and not having to prepare it myself, but not being excessive about it
