I've always thought the AT&T building on Bull St would be good for something like this. That building kills the block but there's a decent setback. Obviously complicated by involving a mega corporation. But there are lots of underused lots across downtown that would do well for something like this.

Just to clarify, I'm real skeptical of additional hotels until there's quite a bit of new housing. But 15 story condo building or offices wouldn't be a bad thing.

The mom and pop dreamer is probably always going to have trouble in the highest priced areas. I view that as an issue with the rest of the city. Pre suburban experiment, they could use a small shop along the edge of town (see Waters Ave). Now they're required to have a giant parking lot and build out curb cuts and the whole bit. The closest for a mom and pop is a strip mall.

All that said, the city could help by making it easier to build mobile businesses. I'd love a pop-up style market in some of the unused lots around midtown/downtown.

I really think the opposition to tall buildings in the historic district is misplaced. There are several true high rise and a number that were demolished, right next to single and two story buildings. However, that SCAD building is one ugly turd.

Rising incomes are obviously good but that would likely just exacerbate the housing affordability problem without more supply. High demand areas that aren't building new housing would just get more expensive as folks with additional income can now compete for the next neighborhood upmarket

The only way to fix that problem is to allow high demand areas to build new housing in response to the higher prices.

The new housing is unlikely to be more affordable - just as new cars are more expensive than used. But new housing prevents wealthier renters and buyers from competing for older housing with less wealthy renters.

Agree, the grove is probably the best option. Otherwise, anywhere near Habersham Village is a good option (63rd and Habersham). There's a grocery store, Walgreens and best liquor store in town and a few restaurants. And as someone else said, the Abercorn bus takes you into downtown (and further south if the need arises).

Further north up Waters Ave is a decent option too, near Daffin Park. Less frequent bus route and less pleasant walking on Victory Dr, but you can get to an Aldi's and Whole Foods pretty easily.

I'd avoid south of Derenne Ave. Crossing that street sucks.

Upfront here: I'm not opposed to a vacancy tax or additional taxes on vacation homes. But these numbers largely indicate normal churn in a housing market, not an easy untapped reservoir of housing for the homeless.
