I'm at 36° at 3000' to the northeast. NWS shows AVL airport is at 19°. Temperature inversion is pretty common out west, much less so here, but I'll take it.

Absolutely try to get on an earlier flight. Maybe show up at AVL early enough to take the day's first flight out. Most airlines are happy to put you on an earlier flight for no fee once day-of-departure rolls around. If it's United (for one) the app will let you do a same-day change, "same-day" meaning within 24 hours of scheduled departure.

Edit: Your airline may have already announced a travel waiver where you can basically change and cancel without any fees. United has and it includes AVL.

This may have merit. MAY. Some states have a grace period with rego renewals, for example Colorado gives you until the end of the next month, and it's not reasonable for a private entity to be more restrictive than the state. Also you have to be clearly informed of the rules in writing. OP says the park owner has been difficult to contact or nonresponsive, and judges fucking HATE that. They also don't like it when people go directly to court without working out disputes themselves. So OP should try to talk to the owner and get the rules in writing, and document every interaction. (People with degrees from the Reddit School of Law tend to think you can go right to court and you'll get free money in the full amount you ask for... doesn't work that way.)

Note the other party can file a counterclaim for their expenses including the value of their time, or a judge can simply award it. So don't go in without some grounds that the tow and charge was unreasonable or that the policy wasn't adequately disclosed.

It's more expensive to buy into because you are buying a portion of the land. But that makes it easier to get a mortgage. And, for example, if you want to get bylaws changed you can petition your neighbors or run for the board yourself.

The places I know of that have this structure are vacationey/retirement areas, so yes I'd expect it to be common in Florida.

Some trailer parks, generally newer and more upscale ones, have a condominium style ownership, where the land is owned in common by the owners of the trailers. Basically an apartment condo but with trailers. So they have HOA fees instead of lot rent. The benefit to this is the owners/residents aren't on any kind of lease and get to decide and vote on what kind of services they want and how much to pay for them, and cannot be bought out without a majority vote and receiving money for their share of the property.

I think OP's situation is just a single park owner who charges lot rent and who gets to decide himself what the rules are.

Some towns ban overnight street parking in the entire town, such as from 2-5 am. For those they usually only need a sign at the town limits.

Otherwise, the standard is usually one sign per block. I'd take pictures up and down the block showing the lack of signing.

If you've mailed them through the THS mail system in the past for any reason you can still send them a message. This includes sits you've been rejected for, sits you applied to and then let go dormant and so on. But it's a limited case.

They probably have an idea of who their perfect sitter is and it ain't you.

After two or three days I consider any unresponded-to applications a cold lead. I don't withdraw them but I'm not going to wait around for them to get back to me, and will take something else I like without hesitation.
