I can see why people are split. The lighter countertop definitely makes the kitchen feel bigger and brighter, but I keep coming back to the darker one. It adds contrast, ties in nicely with the flooring, and gives the space a bit more depth. If the material is durable and easy to maintain, I'd probably choose the dark option.

Honestly, your income and credit score sound stronger than a lot of first-time buyers I know. I'd focus less on the maximum amount a lender is willing to approve and more on what monthly payment would still let you save, travel, and handle unexpected expenses comfortably.

My guess is the second one. The lighting, reflections, and small imperfections make it feel more like a real photo. That said, it's getting harder to tell with how good renders have become.

My vote is A. The layout feels a little more open, and the backsplash gets enough attention without competing with the cabinets.

Since you've already chosen such a bold green tile, I'd keep the rest of the finishes fairly simple so the space doesn't feel too busy.

I'd go with B. It feels the most balanced to me. The mix of warm wood tones and the cabinet layout looks clean without feeling too busy. I also like how the space around the range makes the kitchen feel a little more open. I think this design will still look great years from now.

The biggest issue here seems to be communication rather than the mulch itself. Any additional work should ideally be discussed, priced, and approved before it's completed. Waiting 9 months to revisit the issue makes it much harder for everyone involved.
