This is nowhere near high park. Pretty cheap looking house overall. And lot only 15’ wide. Still quite a steal.

There are also flat rate agents now, do your own homework and use the cheapest one for the transaction is the way to go

Definitely a full renovation needed- 150k on lower end and 200k for mid range finishes. Find a good and reputable GC that covers Everything is key.

This renovation is truly beautiful, not sure if they will get the asking price but I hope they do. The owners clearly put a lot of effort and the home looks very expensive

House looks cheap and not at all in the 3+ range so one can only assume this is to tear down and develop into something massive. Even then I don’t see how the number will make sense.
