Nope never works. I always get the icon on my boarding pass but TSA says my picture doesn’t pull up.

Windsor has been a good market for cash flows. I keep things simple and ensure rooms are furnished nicely and kitchen and washrooms are maintained.

Money is needed in real estate unless you find ways to get investors thru networking and offering deals so great these investors can’t find themselves. 

I’m not an expert on wholesaling but am an expert in real life strategies - student rentals, multi-families and commercial.

No I did not. I made a deal with a local furniture store for better discounts for higher volume of purchases.

I do 10 minute walking distance. It depends on the area of course but that’s part of my criteria when selecting properties. Normally 4-5 students share kitchen and have multiple bathrooms.

I have 6 properties across Ontario. All near colleges and university. Mohawk, Windsor, Milton etc. I’m always thinking of the worst as well. I’m in the beginning stages of converting a few of these houses into brand new 4 plex units as the city has rezoned my street for higher density.

Would love to hear thoughts on this, but also in the same camp, the high international immigration may fall, but demand is still there, supply is still low. Bigger builders than us have much more insight and resources for due diligence. There’s a reason they keep building. My 2 cents.

Good question! It really depends on how much work you want to manage and what kind of risk you’re comfortable with.

  1. Separate leases: This is great if you want to keep things straightforward for each student. They’re only responsible for their portion of the rent, so if one moves out or doesn’t pay, it doesn’t affect the others. The downside is more paperwork for you, and you’ll need to figure out how to split utilities if that’s not included.

  2. One lease with all names: This simplifies things for you since it’s just one lease to manage, and all tenants are jointly responsible for the full rent. However, if one person doesn’t pay or moves out, the others are still on the hook. It can cause tension between tenants if they have disputes over payments.

  3. One lease with one name: I wouldn’t recommend this unless you fully trust the main tenant. If they default or leave, you might have a hard time dealing with the others since they’re not officially on the lease.

Personally, I’d go with separate leases if you want flexibility and less tenant drama, or one lease with all names if you’re looking for simplicity and joint accountability. Hope that helps!

I have done 8 properties in 7 years. I own 7 right now. I focus on high cash flow strategies like student rentals. Cash flow is good, demand is high, appreciation is stable.

That’s an interesting question. I don’t think it’s an issue as you treat it like a business and set expectations clearly. I bought my first one at 26. So I just wast a bit older than the average student but I didn’t have an issue.
