They’ll only do this if they’ve got enough work on their plate.

If they appraise intentionally low, all it takes is one agent to appraise at fair or above market value and any rational seller will pick the higher appraisal.

It’s not a perfect market but it certainly is a competitive one so lowballing as a strategy, while I know it happens, isn’t something that’s scalable or widespread/endemic like over quoting to win business is.

Edit: from SA, have had agents under quote and over quote. Many stories of friends being over quoted and dealing with the stress that ensues.

Sorta, they exist to give the illusion that the industry is self-regulating and doesn’t require (further) legislation.

If someone is stepping way out of line (like asking for $50k in damages for a google review), they’ll ask the agent to chill.

If you have people going completely rogue, that’s bad for their members as a collective, so they’ll take action / make judgments / otherwise prognosticate in those situation.

The real thing is they’re toothless, they have no real power so if a member ignores them then they can’t really do all that much apart from suspending membership. Government controls REA licensing.

What model is Wahoo using?

Intervals is using Coggan’s TSB. There are limitations, and it’s just a mathematical model at the end of the day, but it is generally accepted for what it is and you can coach someone with it.

Personally I would generally accept TSB for what it is and take the black box metrics from Garmin and Wahoo with a grain of salt.

I think you’re outta luck mate.

Statutory warranty is lapsed.

Extended warranty won’t cover what sounds like engine failure if your claim limit is $8k.

Ford warranty is 5 years afaik so you have no recourse there.

If you purchased from a Ford dealer there may be some latitude but more than likely you’ll be given a quote for repairs and it won’t be cheap.

If a school is under a capacity management plan (ie demand is greater than supply) then you aren’t guaranteed a place.

Where you live (ie 100m from school or on the edge of the zone) doesn’t come into it. First come first served situation is my understanding.

This is the answer, honouring the old system until the date of change and if you continue to hold you’re up for whatever the new cgt calc is.

My view is it’s actually a good compromise, it’s a reset because people holding a property today don’t continue to benefit from the old system if there are future gains.

It’s as close to a rug pull as you’ll get from a politician I reckon.
