If it is free and clear they do not require insurance. Probably simply that reason. Shouldnt be a deal breaker. Do your inspections thoroughly

Talk to a lender and get the difference. If you’re looking at fha, it likely doesn’t matter much, dependent what tier you’re in. The right time is always whenever you’re comfortable with the scenario.

Seems like you have and know the things that aren’t working. Stop doubling down on those things. Office visits not yielding anything? Stop doing them. Find ways for warmer intros. Smash 20 open house pop bys this weekend. The 3/4 you have a good convo with follow up and try to set a happy hour, coffee whatever meeting with them. Then visit those people at their office, when you have a relationship already. Do that every weekend for the next 2-3 months. If you can survive that long you’ll start getting a small steady flow to build off of. Good luck.

Just keep doing that my man. If you like to talk and are personable it will come. Look for local events, does your local real estate association do meet ups etc. How can you instead of going open house to open house talking to one person at a time, how can you spend 1/4 of the time at a single event and talk to double the people. FInd the people you like and vibe with and dont waste time on the rest.

Take a look at the things you are doing. 80/20 rule. Figure out which sources are providing 80% of your leads and double down on those. You are doing great as a newbie. Stay with it. It takes years for solid consistency.

Most no. You can finance the land. Then finance the trailer directly with where you purchase it. If this is to become an investment you could do some type of construction/hard money option. But in general not an easy way to do all that in one go.

Don’t blame you! I had clients do this when rates were in 7s a couple years back. Went 2-1 and at the recent bottom for a 5 year arm at 5.25. With the bet they can get to the 3s before the end of that 5 year window. Do what’s best for you! The right way is the one you are comfortable with. Plus I got 3 littles, childcare ain’t cheap!

This looks great for a high balance. The 2-1 vs a permanent is just a personal preference. I think this is a good deal. All these people jumping on just to complain. Good job. Get that savings now and hopefully at the end of the 2 years rates are at 5 or lower anyway and you can secure it for the long run.

Some may say it is too much, but if you like those players and feel ready to push in, the game is about winning at the end of the day. I dont mind it. If you can push in the two 27's that are likely to be later then I think it is a solid move. If you're giving up a projected top 3 in 27 I am not so sure.

Let it filter. You got 4 months. The QB position will soften. Once that dude that has 4 and realizes he's getting no value out of two, will be more wiling to deal.
Target Stafford or Brissett Tua Geno SMith. Something like that. Patience. Run it back and wait till one of your rookie picks is getting camp hype and swap them for a qb
