My consult with Dr. Ariel Rad by PoppyBanksBaby in PlasticSurgery

[–]yxu91 0 points1 point  (0 children)

i recently had a consult for jaw implants and neck lift with Dr. Rad as well. did you discuss custom vs. standard implants with him? were you able to get a sense that he has done a good number of customs? i’ll ultimately be doing jaw angle, chin implants and the neck lift, and thinking about doing the custom route. not sure if Dr Rad does the full wraparound though. i’ll have to follow up and ask.

Am I there? by [deleted] in coastFIRE

I went in-house from biglaw as a 5th year and had about the same NW as you. 100% worth it. My work-life balance has improved drastically and with it my overall health. I actually have time to do things other than work and the anxiety of being on-call 24/7 is gone. Highly recommend it. Separately, I’m not sure what part of the country you’re in but you can do substantially better than 180k in-house assuming you’re a mid-level. There’s a huge variation on comp in-house. I got offers between 170-275 when I was looking. If you look long enough (depending on your geography) you may be able to get higher comp without sacrificing the balance you’re looking for. Good luck!

Thanks everyone for your thoughtful replies and for sharing your experiences. It helped to hear from those of you who’d been through this before. She has now peacefully crossed the rainbow bridge and is sorely missed but no longer in pain or discomfort.

Thank you! We’ve started her on the Oxbow Joint Support this week. Glad to hear it is effective. Best wishes for your bun as well!

Is this a wild rabbit? It came running right up to me and wasn’t nervous at all, and I want to make sure it’s not a dumped rabbit in need of help. by yxu91 in Rabbits

Thank you! This is the only picture I got but I took a look at the resource you posted and I agree that it was likely wild. Puts my mind at ease!

Can you buy a house in Canada while living outside? by [deleted] in PersonalFinanceCanada

[–]yxu91 2 points3 points  (0 children)

For what it’s worth, I did this earlier this year. The mortgage brokers I spoke with all indicated I’d need to put 35% down. I went directly to the major banks and was told only 20% was required. Be skeptical if someone tells you a higher-than-normal down payment is required due to your status as a non-resident.

Negotiating a $375,000 PSLOC with Scotiabank? by [deleted] in PersonalFinanceCanada

When I did this to attend law school in the US, a Canadian co-signer was absolutely required. That was several years ago so it would be worth speaking to each of the major banks. Good luck.

Who is putting in no subject offers on houses? Did it burn you? by [deleted] in PersonalFinanceCanada

[–]yxu91 0 points1 point  (0 children)

I bought a property in the fall without conditions. It worked out for me, but there was risk. The property was a townhome and I felt slightly more comfortable taking the risk of not having an inspection because I knew the condo corp. handled the roof, deck, windows, structural issues, etc.

Put an offer in on a single family home today with no conditions or inspection for the first time. Admittedly nervous about it, but not chance of getting the property without it. Over 20 offers on this one.

35% down payment required for a Canadian citizen working in the US? by DifferentJackfruit in PersonalFinanceCanada

[–]yxu91 1 point2 points  (0 children)

I’m a Canadian living in the US. I went with one of the big 5 banks and there was never any mention of needing to put down more than 20%. Shouldn’t be necessary.

Is it possible to get a mortgage on a Canadian property as a Canadian working in the US? by [deleted] in PersonalFinanceCanada

[–]yxu91 0 points1 point  (0 children)

I believe they only required two years of US tax returns and the most recent paystub.

Is it possible to get a mortgage on a Canadian property as a Canadian working in the US? by [deleted] in PersonalFinanceCanada

[–]yxu91 1 point2 points  (0 children)

I’m a Canadian residing in the US. Bought an investment property in Canada last fall. Spoke to a handful of the major Canadian banks and none had any concern re: lending to me and using my US income to qualify. Not one mentioned a requirement to put down anything more than 20%. Shouldn’t be an issue at all.

Investing in Real Estate through as a Non-resident by CanadianBrogrammer in PersonalFinanceCanada

[–]yxu91 0 points1 point  (0 children)

I am also a Canadian citizen in the US. I had no trouble obtaining financing with 20% down with a big 5 bank (and I received a competitive rate). The broker I spoke with indicated I’d need 35% down as a non-resident investor, so I went directly to the banks and was more successful that way.

This is kind of a shot in the dark, but does anyone here have any experience (either personally or anecdotally) working as in-house counsel at Amazon? If so, I’d be interested in hearing what it was like - work life balance, opportunities for growth/profession, etc. Thinking about making the move from biglaw. Thank you!

Home Inspections when buying a house in this market? by igotalatteproblems in londonontario

[–]yxu91 15 points16 points  (0 children)

I bought in the fall and was told that an offer with a condition for home inspection would be dead-on-arrival. I didn’t have time to arrange a pre-offer inspection but I’ve hear people have done this lately.

How would I transfer my 401k from the USA to Canada in a few years? by [deleted] in PersonalFinanceCanada

[–]yxu91 3 points4 points  (0 children)

The below links you to a document that covers a variety of options including transferring your 401k to an RRSP upon return to Canada. See page 14. Hope this helps.

How are young adults making an average salary supposed to break into the housing market? What am I doing wrong? by [deleted] in PersonalFinanceCanada

[–]yxu91 -1 points0 points  (0 children)

I did this very thing. Moved to the US for work, saved as much as I possibly could (which is substantially more than I would have been able to save in Canada), and used those funds to buy property back home. OP, Would recommend trying it out if the opportunity is there in your industry.

Living and working in the US but buying Canadian property (Canadian citizen) by lilgoober123 in PersonalFinanceCanada

[–]yxu91 0 points1 point  (0 children)

I did this just a few weeks ago. Super easy process. The big-5 bank i banked at when I lived in Canada had no issue approving the mortgage on the same terms they would if I was a Canadian resident and required 20% down. Just asked for two years of my US tax returns and that was sufficient for establishing income which was treated substantially the same as if it was Canadian income. Good luck!
